All required information must.be submitted prior to the final approval of any site plan. The Department of Planning and Development will review the application to ensure that it is complete. If any portion is not included or complete, the site plan application will not be accepted and returned to the applicant(s). Site Plan Package 1. This site plan, for the construction of a 61 space truck parking lot on a 1.75 acre site, meets all County requirements for development within the M2 (Industrial General) Zoning District. The site plan calls for the ultimate installation of a paved parking area. In recognition of the future development plans of the Trex Company, L.L.C. on this site, in particular the addition of a third manufacturing plant and the installation of a permanent paved central storage and parking area, the installation of paving associated with this site plan may be deferred at this time. However, a bond or letter of credit should be provided to Frederick County to insure the completion of the parking area as specified in the site plan. Should the Trex Company, L.L.C.'s plans change regarding their future expansion, the parking area must be completed. I have provided you with several copies of the approved site plan. Please forward two copies to the owner and advise them to keep an approved copy for their files and maintain an approved copy on the construction site. Once the site development has been completed, the owner should contact this office to schedule a final site inspection. Please contact me if you have any questions regarding this letter. Also please provide seven (7) sets of approved construction plans with signed seal for VDOT distribution. The appropriate land use permit may now be applied for to cover work, if any, within the Route 652 right-of-way. The permit is issued by this office and will require a minimum processing fee, surety bond coverage, and the salary & expenses of a State assigned Inspector.
