The checklist shown below specifies the information which is required to be submitted as part of the site plan
application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan. It is recommended that applicants
contact the Department of Planning & Development to determine which review
agencies are relevant to their site plan application. A list of potentially relevant

Dear Mr. Dunlap:
The Frederick County Department of Planning and Development administratively approved the above -
referenced plan on October 31, 2003. The plan meets all requirements for development in the M2
(Industrial General) Zoning District. Primary improvements associated with this development include a
100 square -foot addition to the existing electrical building and the placement of two additional wastewater
treatment plant tanks on the site.
I am providing you with four copies of the approved site plan. Please forward these to the appropriate
representatives. Furthermore, please advise the owner that a copy should be kept for future reference and
an approved copy must be kept on the construction site throughout the development process. Once site
development is complete, the owner should contact this office to schedule an on -site inspection. This is
required prior to the issuance of an occupancy permit by the Department of Building Inspections.

Dear Ms. Ragsdale,
The following represents Triad Engineering, Inc. response to your comments enumerated in your
letter dated September 9, 2003 (attached). We are responding on a point -by -point basis to
correlate with your letter.
The previous note #14 on sheet C-2 (now note #19) is revised to indicate that the
addition of the two wastewater treatment tanks are the only modification to site plan
04-02. Also, the elements that were proposed for site plan #14-02 are now shown on
sheet C-3.
Hood Way is labeled on sheet C-3.
The zoning and use of the Naomi Poole Adams properties, as well as the zoning of the
Potomac Edison property, are shown on sheet C-3.
The existing and proposed features for the WWTP are labeled on sheet C-3. The
existing features are indicated with dashed lines on sheet C-4.
A note specifying that the landscaping plan for the site is indicated on previously
approved plans is added to sheet C-2 (see note #1 1).
In your review letter, you indicated that you needed an approval letter from VDOT. Since this
project does not affect VDOT in any manner (no additional traffic, entrance improvements, etc.)
VDOT was not involved in the review process. Please advise if you still require VDOT's approval.
Also, FCSA and Engineering did not return a formal comment reply sheet. I have included their
approval signatures that were provided on separate forms. Additionally, Hood has previously
requested that we use these larger plan sheets to match their original site plan set. I apologize
for the inconvenience these larger sheets provide.

Thank you for the recent submission of the above -referenced site plan. I have completed a review of the
plan and would like you to address a few issues in a revision. I have enclosed a red -lined copy of the site
plan to clarify the concerns of staff. Please note the comments I have made below.
Site Plan # 14-02: On Sheet C-2, general note #14, it is indicated that this is a modification of
approved site plan it14-02. Please explain what is modified from that approved site plan. Please
update Sheet C-3 to be consistent with what was proposed with the previous site plan # 14-02. For
example, the employee parking on that site plan has been installed and is now existing parking but
is not shown on the current site plan.
2. Road Information: Label Hood Way on Shect C-3.
3. Adjoining Properties: Please indicate the zoning and use of the Naomi Poole Adams properties,
also indicate the zoning of the Potomac Cdison property on Shcct C-3.
4. Proposed Additions: Please label what facilities are already existing at the WWTP and label which
are proposed, include this on Shcet C-3 and C-4.
