SITE PLAN APPLICATION CHECKLIST
The checklist shown below specifies the information which is required to be submitted as part of the site plan
application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan. It is recommended that applicants
contact the Department of Planning & Development to determine which review
agencies are relevant to their site plan application. A list of potentially relevant

The Frederick County Department of Planning and Development administratively approved the above -
referenced site plan on September 16, 2003. The site plan is approved for the construction of a new
parking lot at the above -referenced property. A total of 51 new parking spaces are proposed. All
requirements of the M1 Zoning District have been complied with. Furthermore, all relevant review
agencies have approved the project at this time.
I am providing you with several copies of the approved site plan. Please forward these copies to the
appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept for future
reference, and an approved copy must be kept on the construction site throughout the development
process. Once site development is complete, the owner(s) should contact this office to schedule an on -
site inspection. Do not hesitate to contact me should you have any questions or concerns.

Thank you for the submission of the above -referenced site plan. which staff received on August 7,
2003. I've reviewed the site plan and there are a few concerns which need to be addressed before
final site plan approval can be considered. Please review Staff's comments shown below and then
prepare a revised site plan for my review.
Review Comments:

I) Property Identification Number (PIN). Please update the site plan to eliminate PIN 54-A-
36G. it is my understanding that this parcel was consolidated into PIN 54-A-36I-I.
Therefore, the site plan should not indicate that the proposed development is taking place on
both parcels.
:?) . Impervious and Landscaped Areas. Please provide the total impervious and landscaped
areas for the entire parcel after the parkin, lot is constructed. Please also provide the
proposed impervious area of the parking lot.
3) Pal -king Lot Landscaping. Perimeter and Interior Landscaping is required forthe proposed
parking lot [105-27 E (1 />/. One tree per 2,000 square feet of impervious area is required;
and one tree per 10 parking spaces. The list of acceptable tree species is found in Section
165-36 B. I suggest that you plant the majority of trees in the yard area adjacent to Park
Center Drive and along the north property line.
�l) Stop Sign. Please provide a stop sign Lit the entrance to the property off of Park Center
Drive.

5) 'Typical Parking Space Dimensions. Please show and label the typical parking space
dimensions proposed. The Zoning Ordinance requires 180 square feet per space (10 x 18 or
9 x 20).
6) Crosswalk for Sid cvvalk. Please provide a striped pedestrian crosswalk where the proposed
sidewalk merges with the parking bays to the north and south of the proposed and existing
parking lots. This will require the restriping of the existing parking lot, a change in the
striping plan of the proposed parking lot, and, most likely; a minor modification to the parking
space calculations.
After you have revised the site plan, please resubmit one copy so that I may verify the information
contained on the plan. I will need all approved agency comment sheets from the Fire Marshal, Public
Works, and the Sanitation Autliority. At least five copies of the final site plan are required for final
approval. Do not hesitate to contact staff, if you have any questions oi- concerns regarding this
letter.
