Building additions shall comply with The Virginia Uniform Statewide Building Code and Sections
311, Storage of the BOCA National Building Code/1996. Other Code that applies is CABO
Al 17.1-92 Accessible and Usable Buildings and Facilities. Note section 1110.2.1 Exception #1 of
BOCA (the ADA 20% rule for Accessible upgrades on renovation and additions).
Table 705.2 of BOCA will show the required Fireresistance rating of the exterior wall located
between 5' and 10' from the property line.
VUSBC Section 110.1.3 Asbestos Inspection Prior to Permit issuance may apply to renovation at
the connecting walls.
Design Professional lic. in VA shall seal the structural plans submitted for permit application and
special inspection requirements of Chapter 17 of BOCA shall apply to this type of structure.

Dear Ron:
The Frederick County Department of Planning and Development administratively approved the above -referenced
site plan on September 17, 2003. The site plan is approved for the construction of a 1,440 square foot building
expansion to the existing 4,440 square foot building, located at 788 Baker Lane. Approval is also granted for
a sunroom expansion to the front of the existing building. The following improvements are required for this
development:
• Restriping of all parking spaces
• Concrete wheel stops for all required parking spaces
• Striping and signage necessary to create a fire lane along the right side of the building and a loading
space in the rear of the building
• Extension of CG-6 as necessary to accommodate the rear building expansion
• Removal of all outdoor storage
I am providing you with several copies of the approved site plan. Please forward these copies to the appropriate
representative(s). Furthermore, advise the owner(s) that a copy should be kept for future reference, and an
approved copy must be kept on the construction site throughout the development process. Once site development
is complete, the owner(s) should contact this office to schedule an on -site inspection. Do not hesitate to contact
me should you have any questions or concerns.

We've revised the plans per your comments. The changes are:
1. The loading space calculation is provided.
2. The parking space calculation is provided.
3. A note addressing the outdoor storage is provided.
4. A note addressing the restriping and replacement of concrete wheel stops is provided.
5. The scale of the location snap is provided.
6. We've tried to improve the quality of sheet 2. This sheet is provided more for reference than
content. Sheet 1 provides the as -built building locations in relation to the property lines. Sheet 2 is
provided to reference the approved site plan.

The Fire Marshal approval has been provided. When we receive the other agency comments, we will forward

Thank you for the recent submission of the above -referenced site plan. Prior to administrative approval of the
site plan, all of the comments listed below must be satisfactorily addressed.
REVIEW COMMENTS:
1) Loading Space Calculations. Please provide complete loading space calculations.
2) Parking Space Calculations. Please provide complete parking space calculations.
3) Removal of Outdoor Storage Statement. Please provide a statement to the effect that all current
outdoor storage shall be relocated inside of the proposed building within thirty days from the date an
occupancy permit is issued. The current outdoor storage is a violation of the zoning ordinance.
4) Re -striping & Wheel Stops. It is appropriate to re -stripe faded striping and provide concrete wheel
stops where absent. Please provide a statement to this effect.
5) Clarity of Page Two. Please improve on the clarity of page two so everything is legible.
6) Location Map. Please provide a scale for the location map.
I will need all approved review agency comment sheets and at least five copies of the final plan for approval.

On behalf of Patrick and Donna Lanaghan we've prepared a revised site plan for their property at 788 Baker
Lane. The original plan, for A's Copier, was approved in September 1990. That plan required 15 parking
spaces for the 3000 S.F. building. The Lanaglian's are proposing additions to the front and rear. A warehouse
expansion is planned on the east end of the building. A demonstration sunroom is sited on the building
frontage. Both of these remain within the allowable building area and keep the FAR well below that allowed.
The warehouse area will provide interior storage for those materials currently kept on the parking area.
The parking and open space requirements will continue to be met. Though there is a slight reduction in
landscaped area due to the sunroom, the site continues to provide far more open space that required. Also, the
amount of pavement area is reduced due to the warehouse expansion.
I've enclosed two sets of plan, the complete application and the minor site plan fee ($500). We've provided
Public Works, Building Inspections and the Fire Marshal with comment sheets.
The Lanaghan's are ready to begin work. A foundation permit in advance of site plan approval will be
requested.
We all look forward to plan approval.
