SITE PLAN APPLICATION CHECKLIST
The checklist shown below specifies the information which is required to be submitted as part of the site plan
application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it_ If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan.. It is recommended that applicants
contact the Department of Planning & Development to determine which review
agencies' are relevant to their site plan application_ A list of potentially relevant
review agencies is shown below:

Dear Gary:
The above -referenced site plan was approved on September 21, 2005. The site plan is approved
for the construction of two new indoor self storage buildings that are 13,050sf and 15,750sf and
are located off of Imboden Drive. This site plan is a revision from Site Plan #24-02. This
revision also includes the addition of evergreen bushes along the front parking area, five
additional parking spaces at the rear of the new buildings and a revision to the evergreen tree size
for new plantings (six foot tall White Pines).
I am providing you with seven (7) copies of the approved site plan. Please forward these copies
to the appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept
for future reference, and an approved copy must be kept on the construction site throughout the
development process. Once site development is complete, the owner(s) should contact this office
to schedule an on -site inspection. Do not hesitate to contact me if you have any questions or
concerns.

Dear Ms. Perkins:
Attached is a revised copy of the site plan. Please find attached approval letters
from the Fire Marshal, Inspections, and Public Works. The following reflects your
comments.
1. A line has been added for the Zoning Administrator approval.
2. A statement has been added directly below the Zoning Administrator's
signature line stating the 1,000 sf maximum size of individual units.
3. The evergreens height has been changed from 4' to 6'. Also shrubs have
been shown to be added between the existing Leyland Cypress and Maples
for headlight screening.
4. The RV Parking pavement section has been removed. Originally, Patrick
Davenport had said that the pad sites for the phases could be parked on for
boats and RV's as long as we had shown a pavement section on the plan.
The owner still might want to do that in the future; however, we can
address that at a later date.
5. The Phase 1 buildings have been labeled "existing".
6. The door entrances have been added to the new buildings. Also the building
designer sent a plan indicating a need to place mechanical items (panel
boxes, etc.) on the ends of the buildings, so I have shown a 6' curb sidewalk
at the ends to separate traffic from those devices and the access doors.
7. Although the front existing parking spaces meet the required parking count,
I have indicated a few parallel spaces to the rear of each building as you
have suggested.

Dear Gary:
Planning Staff has reviewed the above -referenced site plan to determine if administrative
approval can be granted. At this time, administrative approval cannot be granted. This
site plan is denied until the issues in this letter, as well as all issues of the other review
agencies, have been adequately addressed. Please review Staffs comments listed below
and then prepare a revised site plan which adequately addresses each concern.
Review Comments:
1. Zoning Administrator Signature Line. Provide a signature block for the
Zoning Administrator to approve the changes on the plan.
2. Storage Unit Size. Provide a statement on the site plan that individual units
cannot exceed l ,000sf in size.
3. Plantings. The site plan calls for 4' evergreen screening trees, the Zoning
Ordinance requires that screening trees for self storage facilities be a minimum of
6' in height at time of planting. Also, the site plan needs to show a 3' high
evergreen hedge along the parking spaces that face the adjoining property.
4. RV Parking Area. The paving details provide for a RV parking area but one is
not shown on the plan. If there is an area intended for RV parking please label it.
5. Existing Buildings. Label the buildings in phase I that have already been built.
6. New Buildings. It appears that the phase II and III buildings will be large indoor
storage facilities. Please show where the entrances to the buildings will be
located.
7. Parking Spaces. Some parking spaces should be striped along the rear of the
phase II and III buildings.
