The above -referenced site plan was approved on October 28, 2005. The site plan is approved for the construction
of a new 18,616.16sf (with 2,160.74sf expansion area) gymnasium at the existing Timber Ridge School site of New
Hope Road. Required site improvements include the following:
• Asphalt parking area with 72 spaces (four handicap spaces)
• Sidewalks along the building
• Overlay of asphalt on the existing entrance on New Hope Road
I am providing you with three (3) copies of the approved site plan. Please forward these copies to the appropriate
representative(s). Furthermore, advise the owner(s) that a copy should be kept for future reference, and an
approved copy must be kept on the construction site throughout the development process. Once site development

group A (Assembly) of the International Building Code/2000.Other Code that applies is
ICC/ANSI A117.1-98 Accessible and Usable Buildings and Facilities. Structural plans submitted
for permit application shall be sealed by a Virginia Licensed Design Professional.
Please note the requirements in Chapter 17 of BOCA for special inspection requirements on the
type of structure.( Soils, concrete etc..)
All required egress from the new structure shall be HC Accessible to min. exterior landing; and
50% of the entrances shall be accessible. Accessible parking and access to the building appears to
be in compliance.
Note the requirements in IBC 2000 section 903 for Automatic Sprinkler Requirements or
py,pmptions in section 903.2.1.4.

The Division of Wastewater Engineering has received a copy of the plans and specifications titled "Charles
A. Ricketts Memorial Gymnasium, Site Plan, Timber Ridge School", dated July 20, 2005. The project was
evaluated for the water line extension and the a -one sewage pumping station and associated force main.
This design was found to be in conformance with current Virginia Department of Health regulations and
good engineering practice. This Division concurs with the project approval.

letter dated August 11, 2005 as follows:
• The boundaries of the adjacent parcel have been added to Sheet 1.
• The owner of 6-A-17 has been revised on Sheet 1.
• The average building height is 33'. See Sheet 1.
• The BRL along New Hope Road has be changed to 60'. See Sheet 1.
• Handicapped access will be provided by rolling the asphalt to the top of the turn-

Dear John:
Planning Staff has reviewed the above -referenced site plan to determine if administrative approval can
be granted. At this time, administrative approval cannot be granted. This site plan is denied until the
issues in this letter, as well as all issues of the other review agencies, have been adequately addressed.
Please review Staffs comments listed below and then prepare a revised site plan which adequately
addresses each concern.
Review Comments:
1) Surveyed Boundaries. Tlie surveyed bouwidaries of 6-A-18 need to be provided.
2) Adjoining Property. County records have 6-A-17 as owned by the Leary Educational
Foundation.
3) Building Height. The building is shown to be 42' in height, the maximum building height in the
RA is 35'.
4) Building Restriction Lines. On the coversheet there is a 100' BRL shown off of New Hope
Road on 6-A-18, revise this to show 60'.
5) Handicap Access. A ramp needs to be provided by the HC spaces onto the sidewalk.
6) Lot Consolidation. The lot consolidation needs to be approved before the site plan will be
approved.
