The Department of Planning and Development will renew the application to ensure that it is complete.

Dear Ron:
The Frederick County Department ofPlanning and Development administratively approved the above -
referenced site plan on February 9, 2001. This site plan, for the construction of a used car lot on .9
acres, meets all County requirements for development within the B2 (Business General) Zoning
District. Per the agreement made on the 6` of February, concrete wheel stops are permitted around
the delineated parking areas, and curb and gutter is provided along driveways and the vehicle storage
area.
I have provided you with several copies of the approved site plan. Please forward these approved
plans to the owner and advise the owner to keep an approved copy for their files. Furthermore, the
owner should ensure that an approved copy is maintained on the construction site throughout the
development process. Once site development has been completed, the owner should contact this
office to schedule an on -site inspection.

We have revised the Used Car Lot site plan per your letter of 30 January and our meeting on the 611. In
summary, those changes are:
1. The materials stored on site will only be accessory to the proposed use.
2. The zoning of the adjoining parcel to the south has been revised to B2.
3. The landscape percentage is provided.
4. Curb and gutter and landscaping are provided per the agreement made on the 6th of February. That is,
concrete wheel stops are allowed around the delineated parking areas, curb and gutter is provided along
driveways and the vehicle storage area, and two trees have been added.

Dear Ron:
I had the opportunity to review your revisions of the above -referenced site plan submitted to our
department on January 17, 2001. The following comments are revisions from the previous letter I
sent on December 4, 2000 that still need to be addressed and included in a revision of this site plan.
I have enclosed,a mark-up plan for your use.
Numbers from pi evious letter.
6. Please note that because the property is zoned B-2, the warehouse use is not permitted under
the B-2 allowed uses. Other accessory uses, such as automobile repair, are acceptable.
7. In accordance with Section 165-27E.3 & 4, curb and gutter and raised islands are required
in all parking areas.
Please show the location of the parking lot stripes and the dimensions of travel aisles and
spaces. Please update the parking calculations after this is delineated. "Used car storage
and display" is a parking lot.
9. Please state what the landscape area provided is (percentage).
10. The landscaping requirement is one tree for every 40 feet of parking perimeter and one tree
for every 10 spaces. Once the spaces are delineated on the plan, please recalculate the
number of required trees. In addition, an evergreen hedge will be required to prevent
headlights from shining onto adjoining properties.

I received your comments today on our plan to add 5,000 f sq. ft. of pavement to a lot on Front Royal Pike.
The buildings shown on that plan are existing and are to remain. The nearest fire hydrant is 285 ft. from the
entrance as shown.
Please clarify that, though the units are existing, a new fire hydrant must be installed to ensure 300 ft. coverage
to all building walls. As you might expect, the addition of a fire hydrant will be a considerable expense to my
client.
