The overall site area is 4.0 acres, and the site disturbed area for this project is 4.0 acres. Existing Site Conditions The site is currently a vacant tract. The property drains to 3 outfall points. Two GMP pipe culverts provide stormwater outfall along Prosperity Drive. The third outfall point drains to the southwest Into Lot II of the Kernstown Business Park. Adjoining Properties The site borders other vacant B-3 land use to the north, west, and south. To the east, the Site Is adjacent vacant land zoned B-2. Solis Soils In this area are classified as Ghllhowie silty clay looms (8B). The 813 soil typically has slow permeability, medlum surface runoff and erodability. Erosion Control Measures Hold pre -construction meeting on site. Install tree protection. Install construction entrance. Install silt fence 4 diversion dike Install sediment traps. Glear and grade site. Install storm culvert Inlet and outlet protection. Upon completion of grading, stabilize the site. Temporary Stabilization Temporary stabilization shall be applied to any denuded areas of the site that are not continuously worked within 7 days. Permanent Stabilization Permanent erosion control measures Include the establishment of grass on all surfaces not paved or built upon. Permanent stabilization shall be accomplished in accordance with the seeding schedule below and Section 3.32 of the Virginia Erosion and Sediment Control Handbook. Seeding Schedule I. Topsoil shall be spread at a minimum depth of 4". 2. Pulverized agricultural limestone shall be Incorporated Into the topsoil at a rate of C12 Ibs per 1,000 sf (2 tons per acre). 3. Fertilize with 10-10-10 at a rate of 23 Ibs per 1,000 sf (1,000 Ibs per acre). 4. Seed mix consisting of 61% Kentucky 31 Tall Fescue and 33% Red Glover. 5. Straw mulch shall be applied to all seeded areas at a rate of 3500 Ibs per acre and anchored with cutback or emulsified asphalt at a rate of 200 gallons per acre. Maintenance Program I. The contractor shall Inspect all erosion and sediment control measures after each rainfall and at least daily during prolonged rainfall. Damaged or deficient areas shall be repaired or replaced immediately. 2. The contractor shall make a daily review of all areas of construction activity to insure erosion control effectiveness. Additional measures shall be Installed Immediately where deficiencies are found. 3. Sediment shall be removed when the sediment volume reaches one half the height of the trapping device. 4. All required permits and fees to begin land disturbance shall be the responsibility of the contractor. Erosion and Sediment Control Notes I. All vegetative, structural erosion, and sediment control practices shall be constructed and maintained In accordance with the minimum standards and specifications set forth in the latest edition of the Virginia Erosion and Sediment Control Handbook and Virginia VR 625-02-00 Erosion and Sediment Control Regulations. 2. The contractor shall Install the tree protection, silt fence and construction entrance as shown In the plan prior to or as a first step In clearing. 3 Within seven days of reaching final grade, the contractor shall Install permanent stabilization to disturbed areas that are not to be paved or built upon. 4. The contractor will contact the plan approving authority one week prior to the commencement of land disturbing activity and one week prior to final inspection. 5. The contractor is responsible for Installation of any additional erosion control measures necessary to prevent erosion and sedimentation as determined by the plan approving authority. 6. A copy of the approved erosion and sediment control plan shall be maintained on the site at ail times. 7. The contractor iS responsible for maintaining drainage of all disturbed areas to sediment control devices at all times. 8. The contractor shall inspect all erosion control measures periodically and after each runoff producing rainfall event. Any necessary repairs of cleanup to maintain the effectiveness of the erosion control devices shall be made Immediately. a. Topsoil stockpile shall be stabilized with silt fence and temporary seeding. The overall site area Is 4.0 acres, and the site disturbed area for this project Is 4.0 acres. Existing Site Conditions The site is currently a vacant tract. The property drains to 3 outfall points. Two CMP pipe culverts provide stormwater outfall along Prosperity Drive. The third outfall point drains to the southwest into Lot II of the Kernstown Business Park. Adjoining Properties The site borders other vacant 5-3 land use to the north, west, and south. To the east, the site Is adjacent vacant land zoned 5-2. Solis Soils in this area are classified as Chilhowie silty clay looms (85). The 85 soil typically has slow permeability, medium surface runoff and erodability. Erosion Control Measures Hold pre -construction meeting on site. Install tree protection. Install construction entrance. Install silt fence 4 diversion dike Install sediment traps. Clear and grade site. Install storm culvert inlet and outlet protection. Upon completion of grading, stabilize the site. Temporary 5tabilizatlon Temporary stabilization shall be applied to any denuded areas of the site that are not continuously worked within 7 days. Permanent Stabilization Permanent erosion control measures include the establishment of grass on all surfaces not paved or built upon. Permanent stabilization shall be accomplished In accordance with the seeding schedule below and Section 3.32 of the Virginia Erosion and Sediment Control Handbook. Seeding Schedule I. Topsoil shall be spread at a minimum depth of 4". 2. Pulverized agricultural limestone shall be Incorporated Into the topsoil at a rate of C12 Ib5 per 1,000 sf (2 tons per acre). 3. Fertilize with 10-10-10 at a rate of 23 Ibs per 1,000 sf (1,000 Ibs per acre). 4. Seed mix consisting of 61% Kentucky 31 Tall Fescue and 33% Red Clover. 5. Straw mulch shall be applied to all seeded areas at a rate of 3500 Ibs per acre and anchored with cutback or emulsified asphalt at a rate of 200 gallons per acre. Maintenance Program I. The contractor shall Inspect all erosion and sediment control measures after each rainfall and at least daily during prolonged rainfall. Damaged or deficient areas shall be repaired or replaced Immediately. 2. The contractor shall make a daily review of all areas of construction activity to Insure erosion control effectiveness. Additional measures shall be Installed immediately where deficiencies are found. 3. Sediment shall be removed when the sediment volume reaches one half the height of the trapping device. 4. All required permits and fees to begin land disturbance shall be the responsibility of the contractor. Erosion and Sediment Control Notes I. All vegetative, structural erosion, and sediment control practices shall be constructed and maintained In accordance with the minimum standards and specifications set forth In the latest edition of the Virginia Erosion and Sediment Control Handbook and Vlrginla VR 625-02-00 Erosion and Sediment Control Regulations. 2. The contractor shall Install the tree protection, silt fence and construction entrance as shown in the plan prior to or as a first step In clearing. 3 Within seven days of reaching final grade, the contractor shall install permanent stabilization to disturbed areas that are not to be paved or built upon. 4. The contractor will contact the plan approving authority one week prior to the commencement of land disturbing activity and one week prior to final inspection. 5. The contractor is responsible for Installation of any additional erosion control measures necessary to prevent erosion and sedimentation as determined by the plan approving authority. 6. A cop �j of the approved erosion and sediment control plan shall be maintained on the site at all times. 7. The contractor Is responsible for maintaining drainage of all disturbed areas to sediment control devices at all times. 8. The contractor shall inspect all erosion control measures periodically and after each runoff producing rainfall event. Any necessary repairs of cleanup to maintain the effectiveness of the erosion control devices shall be made Immediately. C1. This shall not be used for any private expansion of a road or development of private lands to the west or south of this land.
