Administrative Information:
• Base map of site was aerial surveyed by Potomac Aerial Surveys, Fredrick, Maryland.
Global Stone Chemstone Corporation is the owner of the property. It is also the applicant for the
permit, developer, and designer.
• No conditional use peruut or conditional zoning approval is involved.
• No variance approval is involved. The development will not violate the minimum setback requirement
established in Section 165-88 of the Frederick County Zoning Ordinance. The ore crushing plant is at
least 800' from the nearest property line, which exceeds the setback requirement of 300' plus 25'
because it is 25' higher than the height limitation for the EM Zoning District. The utility buildings and
excavations are no closer than 100' to the property line, the utility buildings are no closer than 75'
from any road.
• Closest restroom facility is 400' away as noted on the map.
General Site Information:
• Located in Stonewall Magisterial District.
• Site is zoned EM.
Building Information:
• Maximum height of Proposed Ore Crushing Plant is 70 feet (top of screen tower). The ground floor
area is 2,344 square feet. Total floor area is also 2,344 square feet.
• Maximum height of Proposed Utility Building #1 is 18 feet. The ground floor area and total are both
400 square feet.
• Maximum height of Proposed Utility Building #2 is 18 feet. The ground floor area and total are both
1,920 square feet.
• The FAR calculation for the existing property with additions is thus:
Existing development = 0.7690 acre
Ore Crushing Plant = 0.0538 acre
Utility Building #1 = 0.0092 acre
Utility Building #2 = 0.0441 acre
Total = 0.8761 acre
Total parcel acreage is 492.0896 acres, FAR = 0.0018.
• No additional employees are planned as a result of this development, so no additional parking will be
required.
Utilities:
• No known easements are present.
• All new utilities will be underground
• No fire lanes, hydrants, or other facilities are present.
Erosion and Sediment Control:
• Stormwater from the site is directed to the south as shown on the map and as described in the Storm
Water Pollution Prevention Plan, drafted November 1995, as required by the Virginia Department of
Environmental Quality. This plan is on file at the Winchester Plant for inspection.
• Disturbed areas will be seeded and mulched, or covered with stone to minimize erosion and
sedimentation during development.
• No features such as steep slopes, woodlands, floodplains, wetlands, sinkholes, streams, or drainage
ways will be disturbed by this development.
