The site plan is approved for the construction of a church in the RA Zoning District. The construction process is scheduled for two phases. The primary improvements of Phase I include the construction of the main church building, a 24' driveway, four protective bollards around the existing fire hydrant, a concrete sidewalk, a canopy over a one-way drop-off lane in front of the church, a grass island in the parking area, and 56 parking spaces, including five handicap spaces. Phase I I will involve the construction of a multi -purpose church addition, two smaller parking lot islands, and 52 additional parking spaces. There are currently no adverse comments by any of the required review agencies, however, be aware that you should address any future comment by these agencies promptly. i have provided you with several copies of the approved site plan. Please forward these to the property owner and be advised that a copy should be kept for future reference. Also, be aware that an approved copy must be kept on the construction site throughout the development process. (7) ofthe Zoning Ordinance, the width of driveways serving parking lots shall not be less than 24 feet for two-way traffic. Therefore, the typical entrance road section will need to be increased and the site plan modified to reflect a driveway width of at least 24 feet. I am returning the copy of the revised site plan to you. To assist you, I have highlighted the area of the entrance that must be 24 feet wide. Changes should be made to Sheet 2 and Sheet 3 of the site plan. Please provide a statement under the Zoning Administrator's signature which specifies that the site plan is valid for five years from the approval date. 2. Within the adjoining property owner information on Sheet 2, please note that Parcel 63-A-3 is zoned RP (Residential Performance), rather than RA (Rural Areas). ✓3. Please show the location of all fire lanes, as directed by the Fire Marshal. 12. In the parking calculation, please include the number of spaces delineated in Phase II of the site plan. It appears as though Phase II parking eliminates (3) spaces and adds (52) spaces, resulting in a net gain of (49) spaces. Therefore, the total number of spaces proposed for the site at the completion of Phase II is (105). ,Xf3.
