41 r SITE PLAN CHECKLIST The checklist below indicates all the information that needs to be submitted as part of the site plan application. All required information must be submitted prior to the final approval of any site plan. The Department of Planning and Development will review the application to ensure that it is complete. If any portion is not included or complete, the site plan application will not be accepted and returned to the applicant(s). Site Plan Package 1. The following comments were not correctly addressed during the revision this site plan. Please ensure that all the information on the site plan is correct prior to final submission. 1) Please ensure that the engineer's certificate is signed and dated prior to final approval of the plan. 2) Please show on the site plan the correct location of all required setbacks and yard areas. A 35' front setback is required along Hopewell Road. This front setback should be measured from the edge of the road right-of-way. In addition, the stated canopy setback is still incorrect. 3) Please provide the height and dimensions of all signs. 4) Please revise the pavement marking of the truck parking spaces as shown on the enclosed plan. It would be appropriate to paint the markings in conjunction with this project. Please make a note to that effect on the site plan. Also, please revise the location of the four parking spaces adjacent to the island along Hopewell Road. There is only enough space for two parking spaces in this location. The BOCA National Building Code/1996, Section 105.2 Applications and permits: The code official shall receive applications and issue permits for the erection and alteration of buildings and structures, inspect the premises for which such permits have been issued and enforce compliance with the provisions of this code. The BOCA National Building Code/1996, Section 117.0 Stop Work Order and Section 117.1 Notice to owner: Upon notice from the code official that work on any building or structure is being prosecuted contrary to the provisions of this code or in an unsafe and dangerous manner, such work shall be immediately stopped. The code official shall serve a notice of violation or order on the person responsible for the erection, construction, alteration, extension, repair, removal, demolition or occupancy of a building or structure in violation of the provisions of this code, or in violation of a detail statement or a plan approved thereunder, or in violation of a permit or certificate issued under the provisions of this code. Such order shall direct the discontinuance of the illegal action or condition and the abatement of the violation. The BOCA National Building Code/1996, Section 121.1 Application for appeal: Any person shall have the right to appeal a decision of the code official to the board of appeals. An application for appeal shall be based on a claim that the true intent of this code or the rules legally adopted thereunder have been incorrectly interpreted, the provisions of this code do not fully apply, or an equivalent form of construction is to be used. Please be advised that this is subject to appeals under Section 121 of the Uniform Statewide Building Code within the BOCA National Building Code. This stop work order shall be lifted when the Zoning Department has signed off on your building permit and permit has been issued.
