From that point, the height limit increases one foot vertically for every seven feet of horizontal distance. The corner of the proposed building nearest the runway centerline is 1000+/- feet measured perpendicularly to the centerline. The site contains no outdoor storage areas other than a trash storage area. Trash will be contracted for removal by the individual tenants. CONSTRUCTION NOTES 1. The existing utilities shown o❑ these plans are based on : Bailable information. The CONTRACTOR shall be responsible for determining the exact location of all utilities before commencing work and for any damages which occur by the failure to locate and preserve these utilities. If the CONTRACTOR should encounter utilities other flan those shown on these plans, the CONTRACTOR shall immediately notify the engineer and take lite necessary and proper steps to protect the facility and assure the cont imiance of service. 2. The CONTRACTOR shall have approved constntction drawings prior to the start of construction. At least one copy of approved plans and revisions shall be kept on -site at all times 3. Cut and fill slopes shall not exceed 2-horizontal to 1-vertical unless otherwise called for on the plans. 4. Controlled Fills: A. Controlled compaction shall occur In all fill sections for pavement, trenches for utilities and in other areas as designated on the plans. B. Controlled fills shall be compacted to 98% density as determined by methods per standard proctor ASTM D 698. Density shall be verified by a qualified soils engineer. C Controlled fills shall be compacted in 8 inch lifis (loose thickness) to the specified density. beginning from the existing ground surface, unless otherwise approved in writing by a qualified soils engineer. D. The surfaces directly beneath areas to receive controlled fill are to be cleared, grubbed. and stripped of topsoil. The area is then to be scarified and compacted to a depth of 6 inches to the same density is (lie controlled fill to be placed thereon. F. Fill material shall be taken from approved borrow areas. If shall be clean soil, free of roots, woody vegetation, oversized stories. rocks, sandy soil, or other objectionable material. 5. All radii indicate edge of grave(, edge of pavement or face of curb as applicable. 9 Where plans call for matching existing pavement in the public right of way, the CONTRACTOR shall provide cut joint or asphalt overlay as directed by VDOT. 10. All disturbed R.O.W. monuments are to be replaced and verified by a certified land surveyor at the CONTRACTOR's expense. If. All construction and materials proposed for the public right of way shall conform to VDOT standards and specifications. 12. Fire lanes shall be delineated as directed by ti►e Frederick County Fire Marshal. 13. The CONTRACTOR shall obtain permission from adjoining property owners prior to conducting any off site construction activities. 14. The CONTRACTOR shall coordinate the relocation of the existing utilities with lite appropriate utility company as necessary. 15. All sanitary sewer and water supply construction shall conform to the current standards of the Virginia Department of Health and tlae Frederick County Sanitation Authority (the "authori(y"). 16. Water service will be provided by an extension of the Frederick County Sanitation Authority water main located adjacent to BuBlick Road. A now test was conducted by the Frederick County Sanitation Authority on January 3, 1996 on the fire hydrant located on the northern boundary of the Adams parcel. The results were as follows. static pressure: 70 p.s.i. open flow: 1061 g.p.m. residual pressure: 40 p.s.i. 17. The CONTRACTOR shall coordinate with, and arrange for inspection by, the Authority 18. The Authority shall tap all existing water lines. They will furnish the materials for and make the tap. The CONTRACTOR must make application for and pay the cost of this work. 19. The Sanitation Authority maintenance department is responsible for the installation of water meters. Before a permanent meter is set, they require: 1) the frame and cover to be properly aligned with its meter box and yoke bar-, 2) the frame and cover to he set to the final grade of the lot-, 3) the distance between the top of the cover and the yoke bar be between 18 and 21 inches: 4) all components of lite meter box assembly to be in proper working order. it is the developer's responsibility to have the meter box assembly installed correctly. 20. All site and building lighting shall be installed to avoid spill -over onto adjoining properties. SILTATION AND EROSION CONTROL NOTES I . Erosion control practices shall conform to the requirements of (lie Virginia Erosion and Sediment control Handbook. 2. All perimeter sediment control devices shall he erected prior to any land disturbing activities and shall remain in place until the site is foully stabilized. 3 'The contractor shall provide adequate means of cleaning trucks and/or other equipment prior to entering the public right-of-way. Storm Water Management Considerations Storm water nutoff from the proposed building area flows toward the south to Buffalo Lick Run. This runoff will he routed through a regional storm water detention pond designed by PAINTER-LEWIS, P.L.C. in association with the Kohl's Department Stores project. LANDSCAPE NOTES 1. See the Landscape Plan for the plant list. 2. Confirm the locations of any utilities above or below ground prior to commencing work. Contact the Landscape Architect in the event that utilities or any other structure conflicts with the layout shown on the plan. 3. Verify the quantities shown on the plant list with totals indicated On the plan. Contact the Landscape Architect in the event that discrepancies exist. Supply unit prices to the Owner at tinte of bidding. 4. All materials are subject to approval by the Owner or Owner's representative. Provide the Owner with a tag from each plant species and a list of the plant suppliers. Where any requirements are omitted from the Plant List, use plants which meet the normal requirements for Cite variety according to the American Association of' Nurserymen. 5. Plants sitall be sound, healthy, vigorous, well branched, free of disease, insect eggs and larvae, and shall have adequate root systems. 6. Sizes specified in the Plant List are minimum sizes against which the plants will be judged Failure to meet minimum size on any plant will result in rejection of that plant. 7 Groups of shrubs shall be placed in a continuous mulched bed with smooth, continuous edges as shown on the plan. All mulched beds shall be curvilinear in shape following the contour of the plant mass. Apply a mininnnm of 4 inches of mulch uniformly over beds. Trees located within four feet of anv shrub bed shall share the same bed. Grade finished planting beds so as not to impede surface drainage. 8 Locate trees a minimum of 3 feet from walls or walks, if possible. 9 Stake and guy all trees according with standard practice and/or the suppliers recommendations. At a minimum, all deciduous trees shall be double -guyed with 72" hardwood stakes driven firmly into the ground. Secure tree to stakes with #9 galvanized wire guys with rubber hose connections. Stakes shall be 2" x 2" x 72". 10, Use shredded hardwood bark mulch in all planting beds. 11. Remove all tags , twine and containers from installed plants. Roll back burlap one third on all B&B plants. 12 Plant substitutions are permitted with consent from the Landscape Architect and the City 13 Prepare the soil in all bedding areas by mixing into the top six inches of soil one cubic yard of manure, peat and 10-6-4 granular fertilizer per 100 square feet of area. Remove any turf, weeds or other vegetation completely prior to installation. 14. Plant all materials in their appropriate season. Virginia Department of Transportation Staunton District Rev 7/95 page 1 of 2 GENERAL NOTES FOR SUBDIVISION PLANS VDOT General Note V1. All work on this project shall conform to the latest editions of the Virginia Department of Transportation (VDOT) Road and Bridge Specifications, and Standards, The Virginia Erosion and Sediment Control Regulations and any other state, federal or local regulations applicable. In the event of conflict between any of these standards, specifications or plans, the most stringent shall govern. V2. All construction shall comply with the latest U.S. Department of Labor Occupational Safety & Health Administration and VOSH Rules & Regulations. V3. When working on VDOT right of way, all traffic control, whether permanent or temporary, shall be in accordance with the current edition of VDOT's work area protection manual. Furthermore, all traffic control flaggers must be certified in accordance with VDOT's January, 1994 (or latest edition of) Road & Bridge Specifications, Section 104.04-C. V4. Design features relating to construction or to regulation, control and safety of traffic may be subject to change as deemed necessary by VDOT. V5. Prior to initiation of work, Contractor shall be responsible for acquiring all necessary VDOT land use permits for any work on VDOT right of way. V6. If required by the local VDOT Residency Office, a preconstruction conference must be arranged and held by the engineer and/or developer with the attendance of the contractor, various County agencies, utility companies and VDOT prior to initiation of work. V7. Contractor shall notify the local VDOT Residency Office when work is to begin or cease for any undetermined length of time. VDOT will also require 48 hours notice for any inspection. V8. The Contractor will be responsible for maintaining adequate access to the project from the adjacent public roadway through construction and maintenance of a construction entrance in accordance with the Virginia Erosion & Sediment Control Handbook,Sec 3.02. Furthermore, access to other properties affected by this project shall be maintained through construction. V9. Contractor shall ensure adequate drainage is achieved and maintained on the site during and at the end of construction. V10. All water and sewer lines within existing or proposed VDOT right of way are to have minimum 36" cover and, when possible, to be installed under roadway drainage facilities. V11. Any unusual subsurface conditions encountered during the course of construction shall be immediately brought to the attention of the engineer and VDOT. Work shall cease in that vicinity until an adequate design can be determined by the engineer and approved by VDOT. V12. All undercut areas and borrow material shall be inspected and approved by VDOT Inspector prior to placement of fill. V13. All roadway fill, base, subsurface material and backfill of utility/storm sewer trenches shall be compacted in 6" lifts to 95% of theoretical maximum density as determined by AASHTO T-99 Method A, within plus or minus 2% of optimum moisture for the full width of any dedicated street right-of-way. At the direction of VDOT Inspector density tests performed by a qualified independent agency shall be conducted as required in the VDOT Road and Bridge Specifications. A copy of all tests shall be submitted to VDOT prior to final VDOT approval. V14. VDOT Standard CD and UD underdrains shall be installed where indicated on these plans and further where determined necessary by VDOT Inspector. V15. The installation of any entrances and mailboxes within any dedicated street right-of-way shall meet VDOT minimum design standards and is the developer's responsibility. V16. If required by the local VDOT Residency Office, copies of all invoices for materials within any dedicated street right-of-way must be provided to the VDOT Inspector prior to acceptance of work. Unit and total prices may be obscured. V17. A flow test was conducted by the Frederick County Sanitation Authority on January 3, 1996 on the fire hydrant located on the northern boundary of the Adana parcel. The results were as follows: static pressure: 70 p.s.i. open flow: 1061 g.p.m. residual pressure: 40 p.s.i. 17. The CONTRACTOR shall coordinate with, and arrange for inspection by, the Authority. 18. The Authority shall tap all existing water lines. They will furnish the materials for and make the tap. The CONTRACTOR must make application for and pay the cost of this work. 19. The Sanitation Authority maintenance department is responsible for the installation of water meters. Before a permanent meter is set, they require: 1) the frame and cover to be properly aligned with its meter box and yoke bar; 2) the frame and cover to be set to the final grade of the lot: 3) the distance between the top of the cover and the yoke bar be between 18 and 21 inches; 4) all components of the meter box assembly to be in proper working order. It is the developer's responsibility to have the meter box assembly installed correctly. 20. All site and building lighting shall be installed to avoid spill -over onto adjoining properties SILTATION AND EROSION CONTROL NOTES I. Erosion control practices shall conform to the requirements of the Virginia Erosion and Sediment control Handbook. 2 All perimeter sediment control devices shall be erected prior to any land disturbing activities and shall remain in place until the site is filly stabilized. 3. The contractor shall provide adequate means of cleaning trucks and/or other equipment prior to entering the public right-of-way. The Contractor shall obtain a Land Disturbance Permit from the Frederick County Public Works Department prior to initiating any site work. Storm Water Manaacruent Considerations Storm water runoff from the proposed building area flows toward the south to Buffalo Lick Run. This runoff will be routed through a regional storm water detention pond designed by PAINTER-LEWiS, P.L.C. in association with flue Kohl's Department Stores project. LANDSCAPE NOTES 1. See the Landscape Plan for the plant list. 2. Confirm the locations of any utilities above or below ground prior to commencing work. Contact the Landscape Architect in the event that utilities or any other stnucture conflicts with the layout shown on the plan. 3. Verify the quantities shown on the plant list with totals indicated on the plan. Contact the Landscape Architect in the event that discrepancies exist. Supply unit prices to the Owner at time of bidding. 4. All materials are subject to approval by the Owner or Owner's representative. Provide file Owner with a tag from each plant species and a list of the plant suppliers. Virginia Department of Transportation Staunton District Rev 7/95 page 1 of 2 GENERAL NOTES FOR SUBDIVISION PLANS VDOT General Notes V1. All work on this project shall conform to the latest editions of the Virginia Department of Transportation (VDOT) Road and Bridge Specifications, and Standards, The Virginia Erosion and Sediment Control Regulations and any other state, federal or local regulations applicable. In the event of conflict between any of these standards, specifications or plans, the most stringent shall govern. V2. All construction shall comply with the latest U.S. Department of Labor Occupational Safety & Health Administration and VOSH Rules & Regulations. V3. When working on VDOT right of way, all traffic control, whether permanent or temporary, shall be in accordance with the current edition of VDOT's work area protection manual. Furthermore, all traffic control flaggers must be certified in accordance with VDOT's January, 1994 (or latest edition of) Road & Bridge Specifications, Section 104.04-C. V4. Design features relating to construction or to regulation, control and safety of traffic may be subject to change as deemed necessary by VDOT. V5. Prior to initiation of work, Contractor shall be responsible for acquiring all necessary VDOT land use permits for any work on VDOT right of way. V6. If required by the local VDOT Residency Office, a preconstruction conference must be arranged and held by the engineer and/or developer with the attendance of the contractor, various County agencies, utility companies and VDOT prior to initiation of work. V7. Contractor shall notify the local VDOT Residency Office when work is to begin or cease for any undetermined length of time. VDOT will also require 48 hours notice for any inspection. VS. The Contractor will be responsible for maintaining adequate access to the project from the adjacent public roadway through construction and maintenance of a construction entrance in accordance with the Virginia Erosion & Sediment Control Handbook,Sec 3.02. Furthermore, access to other properties affected by this project shall be maintained through construction. V9. Contractor shall ensure adequate drainage is achieved and maintained on the site during and at the end of construction. V10. All water and sewer lines within existing or proposed VDOT right of way are to have minimum 36" cover and, when possible, to be installed under roadway drainage facilities. V11. Any unusual subsurface conditions encountered during the course of construction shall be immediately brought to the attention of the engineer and VDOT. Work shall cease in that vicinity until an adequate design can be determined by the engineer and approved by VDOT. V12. All undercut areas, and borrow material shall be inspected and approved by VDOT Inspector prior to placement of fill. V13. All roadway fill, base, subsurface material and backfill of utility/storm sewer trenches shall be compacted in 6" lifts to 95t of theoretical maximum density as determined by AASHTO T-99 Method A, within plus or minus 2t of optimum moisture for the full width of any dedicated street right-of-way. At the direction of VDOT Inspector density tests performed by a qualified independent agency shall be conducted as required in the VD1OT Road and Bridge Specifications. A copy of all tests shall be submitted to VDOT prior to final VDOT approval. V14. All roadway fill., base, subsurface material and backfil., of utility/storm sewer trenches shall be compacted in 6" lifts to 95% of theoretical maximum density as determined by AASHTO T-99 Method A, within plus or minus 2%c of optimum moisture for the full width of any dedicated street right-of-way. At the direction of VDOT Inspector density tests performed by a qualified independent agency shall be conducted as required in the VDOT Road and Bridge Specifications. VDOT Standard CD and UD underdrains shall be installed where indicated on these plans and further where determined necessary by VDOT Inspector. V15. Where any requirements are omitted from the Plant List, use plants which meet file normal requirements for the variety according to file American Association of Nurserymen. 5. Plants shall be sound, healthy, vigorous, well branched, free of disease, insect eggs and larvae, and shall have adequate root systems. 6. Sizes specified in the Plant List are minimum sizes against which the plants will be judged. All work on this project shall conform to the latest editions of the Virginia Department of Transportation (VDOT) Road and Bridge Specifications, and Standards, The Virginia Erosion and Sediment Control Regulations and any other state, federal or local regulations applicable. In the event of conflict between any of these standards, specifications or plans, the most stringent shall govern. V2. All construction shall comply with the latest U.S. Department of Labor Occupational Safety & Health Administration and VOSH Rules & Regulations. V3. When working on VDOT right of way, all traffic control, whether permanent or temporary, shall be in accordance with the current edition of VDOT's work area protection manual. V7. Contractor shall notify the local VDOT Residency Office when work is to begin or cease for any undetermined length of time. VDOT will also require 48 hours notice for any inspection. V8. The Contractor will be responsible for maintaining adequate access to the project from the adjacent public roadway through construction and maintenance of a construction entrance in accordance with the Virginia Erosion & Sediment Control Handbook,Sec 3.02. Furthermore, access to other properties affected by this project shall be maintained through construction. V9. Contractor shall ensure adequate drainage is achieved and maintained on the site during and at the end of construction. V10. All water and sewer lines within existing or proposed VDOq right of way are to have minimum 36" cover and, when possible, to be installed under roadway drainage facilities. V11. Any unusual subsurface conditions encountered during the course of construction shall be immediately brought to the attention of the engineer and VDOT. Work shall cease in that vicinity until an adequate design can be determined by the engineer and approved by Vr)OT . V12. All undercut areas and borrow material shall be inspected and approved by VDOT Inspector prior to placement of fill. V13. All roadway fill, base, subsurface material and backfill of utility/storm sewer trenches shall be compacted in 6" lifts to 95% of theoretical maximum density as determined by AASHTO T-99 Method A, within plus or minus 2� of optimum moisture for the full width of any dedicated street right-of-way. At the direction of VDOT Inspector density tests performed by a qualified independent agency shall be conducted as required in the VDO1T Road and Bridge Specifications. A copy of all tests shall be submitted to VDOT prior to final VDOT approval. V14. VDOT Standard CD and UD underdrains shall be installed where indicated on these plans and further where determined necessary by VDOT Inspector. V15. The installation of any entrances and mailboxes within any dedicated streetright-of-way shall meet VDOT minimum design standards and is the developer's responsibility. V16. If required by the local VDOT Residency Office, copies of all invoices for materials within any dedicated street right-of-way must be provided to the VDOT Inspector prior to acceptance of work.
