I SITE PLAN CHECKLIST The checklist below indicates all the information -that needs to be -submitted as part of the site plan application. All required information must.be submitted prior to the final approval of any site plan. The Department of Planning and Development will review the application to ensure that it is complete. If any portion is not included or complete, the site plan application will not be accepted and returned to the applicant(s). Site Plan Package r 1. E. Michel agrees to pay for the cost to pave it's portion of the parking lot, which consists of 750 square yards, per Stuart M. Perry, Inc., the paving company who met with you and Ed Schultheis this week. The cost to complete the paving in our area shall not exceed $4,500 based on the proposal received from that company. Since our initial discussion, I have visited this site to better understand the existing conditions. This visit revealed that the parking area does not comply with dimensional requirements and surface treatment. This letter will address those issues that I identified during my site visit, in addition to the necessary ordinance requirements that are to be included on this site plan. Please provide: 1. Location, height, and dimensions of all proposed signs. 2. Location, height, and specifications of outdoor lighting fixtures. 3. Dumpster pad and enclosure details. 4. A concrete sidewalk should be provided between the warehouse building and the proposed parking area. This 4-foot wide sidewalk should run the length of the parking area. See attached drawing. 5. Detail of the proposed surface treatment. Presently, the site contains numerous potholes, gravel, and grass. Please identify the surface treatment to be utilized to bring these surfaces up to code. The end of all parking bays are required to have raised landscaped islands. Confirm that the parking area complies with ADA slope requirements. 11. Closure for entrance onto Baker Knight Street. If this entrance is not to be upgraded to VDOT entrance standards, the entrance should be permanently closed. This may be achieved with the installation of curb and gutter along the length of the property. 12. Re -vegetation to the driveway that has been utilized to access the Baker Knight Street entrance. This will involve removal of any asphalt, and stabilization of the ground. 13. Certificate of professional engineer, signed and dated. 14. Statement that "This site plan shall be valid for a period of five years from date of approval". 15. Concrete aprons at the loading spaces. Dimension of the loading area should also be provided. 16. Parking and associated landscaping has not been adequately provided for Phase II. Such parking should be adjacent to the Phase II portion of the building. This was initially discussed and proposed that Phase II parking be provided along the eastern side of the building. Provide clear delineation of the limits of Phase I and Phase II improvements. Please address the above comments, those on the attached plan, and those provided by the review agencies.
