The checklist below indicates all the information -that needs to be -submitted as part of the site plan
application. All required information must -be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is complete.,
If any portion is not included or complete, the site plan application will not be accepted and returned
to the applicant(s).

Dear Mr. Negley:
The Frederick County Planning Department administratively approved Site Plan #041-97 for the
above referenced site plan on January 28, 1998. This site plan, for the construction of an additional
10,237 square feet of self-service storage space, meets all County requirements for the development
of a self-service storage facility within the B3 (Industrial Transition) zoning district.
I have provided you with two copies of the approved site plan. Please keep an approved copy for your
files and maintain an approved copy on the construction site. Once the site development has been
completed, you should contact this office to schedule an on -site inspection.

It appears all of our earlier review comments have been satisfactorily addressed. Please
advise the owner of our approval.
There are no conditional comments or requirements for this approval. However, due to the
ever increasing outlet drainage on downstream VDOT facilities, we retain the privilege to
monitor the sources of stormwater entering our existing system.
The appropriate land use permits may now be applied for to cover work within the
Route 661 right-of-way, if necessary. The permits are issued by this office and will require a
minimum processing fee, surety bond coverage and the salary & expenses of a State assigned
Inspector.
Once satisfactory application has been made, a permit will normally take approximately
thirty days to process and issue.

We have reviewed the preliminary plan dated October 20, 1997, received
November 25,1997, for the referenced project. Our comments are as follows and as
shown in red on the plan sheet:
1. The east entrance to the site should be 30' wide at the radii end(s) to conform to
current standards. The taper may be variable but not less than 30'.
2. The proposed increase in square footage of impervious physical topography (roof,
asphaltic surface) should be factored into drainage entering the SWM detention
pond. There appears to be an appreciable amount of retained water against VDOT
roadway fill slopes. This should not be increased. Please assess the impact.
3. The impact of site drainage (post development) discharge on down stream ditch and
existing culverts should be addressed and presented.
4. The area outlined and hatched is an approximate location of an existing drainage
easement as shown on VDOT approved plats dated June 4, 1993 (approved by
VDOT 03/01/94) and is sufficient easement for this location for the present site plan.
Please confirm the easement.
5. VDOT General Notes numbers 1 thru 8 should be made a part of the plan assembly
(copy attached).
All miscellaneous notes shown in red should be addressed.

Dear John:
I have had the opportunity to review the above referenced site plan resubmitted to our department
on December 19, 1997. Thank you for addressing my previous comments. Please resolve the following
two issues and submit five copies of the final site plan for approval.
1) Please revise the setback adjacent to the Interstate 81 right-of-way. A front yard setback of
50 feet is required wherever a B3 lot abuts an arterial highway.
2) Please demonstrate that the area designated for U-Haul vehicles is sufficient to accommodate
vehicles of this size without obstructing the driveway. Should you need to gain additional
space to accomplish this, the minimum spacing between storage units is thirty feet.
In addition, I will also need the approved review agency comment sheets from the Virginia
Department of Transportation and the Frederick County Sanitation Authority prior to final approval
of this site plan.
