The site plan is approved for the addition of an 1,800 square foot maintenance building in the rear of the existing and future office/warehouse facility. The site plan is also approved for the removal of all parking in the rear of the building. The existing parking spaces, which were constructed without approval and to standards below the minimum zoning ordinance standards, shall be removed, as specified on the site plan. In addition, a physical barrier (concrete wheel stops) shall be provided at the perimeter of the rear loading area to prevent business vehicles from accessing the undeveloped portion of the site. I am providing you with several copies of the approved site plan. Please forward these copies to the appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept for future reference, and an approved copy must be kept on the construction site throughout the development process. We are back to a plan to add a new storage building at the rear of the site without additional parking. The plan notes that the existing unauthorized parking spaces located in the loading area will be removed. We've discussed that more than adequate parking does exist on Lot 1 and the owner will allow any overflow cars to park in the Lot 1 parking lot. I've enclosed a copy of the recently approved revised plan for Lot 1 which shows not only the additional parking area but also the sidewalk connecting -the Lot 1 and Lot 2 uses. Please provide nine foot wide raised curb islands at both ends of the proposed rear parking bay. 2. Reference to Site Plan. Please provide a reference on this site plan to the original site plan (S.P. #54-00). After you have revised the site plan, please resubmit one copy so that I may verify the information on the plan. I am in receipt of review comments from the Frederick County Fire Marshal. Please see below. 1. Label the use and height of the proposed shed. 2. Remove the future parking notes from the site plan. 3. Upon inspection of the site, it was noted that areas of the site not previously illustrated on an approved site plan for parking are now being used for parking. This is a zoning violation that must be addressed. The site plan should reflect these new parking spaces and provide the required curb and gutter. Also, the information table sheet should be included with the revision indicating updated parking information. The landscaping plan sheet should also be provided with revised calculations. After you have revised the site plan, please resubmit one copy so that I may verify the information on the plan.
