The Frederick County Department of Planning and Development administratively approved the above -
referenced site plan on September 11, 2003. The site plan is approved for the expansion of the existing
drive-thru lane and canopy at the BB&T Bank, located on the above -referenced parcel. The expansion
will allow for one additional drive-thru lane. All relevant review agencies have approved the project at
this time.
I am providing you with several copies of the approved site plan. Please forward these copies to the
appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept for future
reference, and an approved copy must be kept on the construction site throughout the development
process. Once site development is complete, the owner(s) should contact this office to schedule an on -

312, use group U (Utility and Miscellaneous) of The BOCA National Building Code11996.
Structural plans submitted for permit application shall be sealed be a Va. Licensed Design

Dear Paul:
Thank you for the submission of the above -referenced site plan, which staff received on August 5, 2003.
As you and I discussed during our meeting the other day, there does not appear to be any significant
issues with adding a drive-thru lane to the BB&T Bank in Stonewall. After reviewing the site plan,
however, there are a few changes which would be appropriate. Please look over the comments shown
below and then prepare a revised site plan for my review, which adequately addresses each comment.
Review Comments:
1) Lighting Statement. Please provide a statement on the site plan to the effect that all lighting
shall be downcast, shielded, and/or directed away from the adjoining properties and roads to
prevent a nuisance.
2) Landscaping Calculations. One additional tree is required for every 2000 square feet of new
impervious area. Please explain this on the site plan and provide landscaping calculations for
the proposed project.
3) Tree Location(s). Please label the location of the proposed tree. The one additional tree is
shown on page C-5; however, staff has concem that the requirement for this tree will be
overlooked by the builder, because the requirement for this tree is not clearly shown.
4) Signage. Please show the location of all proposed signs. If no signs are proposed with this
project, please provide a statement to that effect.
5) Alternative Striping Plan. On the following page is an alternative striping plan which is aimed
at keeping a 12' wide travel lane open at all times, and also providing the required stacking
distance for the drive-thru lanes. Please consider using this alternative plan or another plan
which accomplishes the same goal.
