SITE PLAN APPLICATION CHECKLIST
The checklist shown below specifies the information which is required to be submitted as part of the site plan
application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan. It is recommended that applicants
contact the Department of Planning & Development to determine which review
agencies are relevant to their site plan application. A list of potentially relevant
review agencies is shown below:

The Frederick County Department of Planning and Development administratively approved the above -
referenced site plan on September 5, 2003. The site plan is approved for the construction of a building
addition to the existing fire station in Reynolds Store. Additional parking, including a handicap parking
space, is being provided at the facility to accommodate the addition. All relevant review agencies have
approved the plan at this time.
I am providing you with three copies of the approved site plan. Please forward these copies to the
appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept for future
reference, and an approved copy must be kept on the construction site throughout the development
process. Once site development is complete the owner(s) should contact this office to schedule an on -
site inspection. Do not hesitate to contact me should you have any questions or concerns.

Building additions shall comply with The Virginia Uniform Statewide Building Code and Sections
311, Storage of the BOCA National Building Code/1996. Other Code that applies is CABO
A 1 17.1-92 Accessible and Usable Buildings and Facilities. BOCA Section 1 110.2.1 exception # 1
(ADA 20% rule for renovations and additions), shall apply.
Accessible Parking Space shall have a min. 8' striped unloading area and 8' parking van accessible
space. All man egress doors shall be accessible ( not shown on the plan at this time).
Note the requirements in BOCA section 707 for Fire Wall Rating if height and area limitation are
exceeded under table 507.
Design Professional lic. in VA shall seal the structural plans submitted for permit application and
special inspection requirements of Chapter 17 of BOCA shall apply to this type of structure.

To Whom It May Concern,
In regards to the addition to Reynolds Store Tire and Rescue
Dept. It would be to our advantage to add 15 feet to the width of the recreation room and
sleeping quarter's area of the original proposed plans. The change would be at the end
that connects to the existing building. This section is 24 feet in length x 60 feet in width.
We would like to enlarge it to 24 feet in length x 75 feet in width, although keeping the
rest of the addition 70 feet in length x 60 feet in width as indicated on the revised
sketches. Due to the elevation of the property it is necessary to add 15 feet to have room
to put our ramp in to the new garage area with minimal disturbance to the existing
driveway. Thank you for your time and assistance in this matter.
