Because there is a small berm located on the Gum Club's property, water cannot drain to the existing drainage swale. The proposed pond must discharge to an adequate channel. The concentrated stormmater shall drain through a drainage casement or the stormwater shall drain from the site as sheet flow. Therefore, it will be necessary to perform an analysis to evaluate the downstream channel to ensure that it will be adequate to accommodate a two-year storm flow and associated velocities. 2) Provide finished floor elevations for the proposed units. 3) Provide outlet protection at the discharge point of both culverts Once these comments have been addressed, please submit copies of the revised plans for further revle\v.
