The checklist shown below specifies the information which is required to be submitted as part of the site plan
application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan. It is recommended that applicants
contact the Department of Planning & Development to determine which review

The Frederick County Department of Planning and Development administratively approved the
above -referenced site plan on September 26, 2003. The site plan is a revision of the site plan
approved June 26, 2003. This revision is approved for the construction of six building expansions
to existing self -storage buildings and three new self -storage buildings. Required for this
development is an evergreen landscaping screen around the perimeter of the development, deciduous
trees, and eight additional parking spaces with concrete wheel stops for all spaces.
I am providing you with three copies of the approved site plan. Please forward these copies to the
appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept for future
reference, and an approved copy must be kept on the construction site throughout the development
process. Once site development is complete, the owner(s) should contact this office to schedule an
on -site inspection. Do not hesitate to contact me should you have any questions or concerns.

311, Storage of the BOCA National Building Code/]996. Other Code that applies is CABO
Al 17.1-92 Accessible and Usable Buildings and Facilities.
Design Professional lic. in VA shall seal the structural plans submitted for permit application and

Dear Mike:
Upon review of the subject site plan, we offer the following comments:
1) There is an existing problem with water ponding along the northeast corner of the
property. Because there is a small berm located on the Gum Club's property, water cannot
drain to the existing drainage swale. The proposed pond must discharge to an adequate
channel. The concentrated stormmater shall drain through a drainage casement or the
stormwater shall drain from the site as sheet flow. Therefore, it will be necessary to
perform an analysis to evaluate the downstream channel to ensure that it will be adequate
to accommodate a two-year storm flow and associated velocities.
2) Provide finished floor elevations for the proposed units.
3) Provide outlet protection at the discharge point of both culverts
