The purpose of this project is for the phased construction of
additional self —storage buildings, This development will also provide
a regional stormwater management facility for the remaining
acreage of the site for complete build —out.
Existing Site Conditions
The site currently has several buildings and gravel travelways on
it. The major portion phased for development is currently vacant
pasture.
Adjacent Properties
This project is bounded by Stephenson Road and Old Charles
Town Road on the south, residential properties to the east and
west and Winchester Gun Club to the north, east and west.
Erosion Control Measures
—Install perimeter silt fence per site plan
—Construct the pond and install the sediment basin
—Install culvert inlet and outlet protection (LS)
—Clear and grade site
—Clean and provide regular maintenance sediment trap
—Install permanent seeding
Permanent Stabilization
Permanent erosion control measures include the establishment of
grass on exposed surfaces disturbed in the construction process,
including the stormwater management pond.
It is intended for the Sediment Basin to remain in place until full
build —out. As fill is brought in for each building phase, the
sediment basin will continue to function until enough fill is placed
on site to delineate the final configuration of the permanent
detention basin.

1. The contractor will inspect all erosion and sediment control
measures after each rainfall and at least daily during prolonged
rainfall. Damaged and or deficient areas will be repaired or
improved immediately.
2. Furthermore, the contractor will make a daily review of areas
of construction activity to insure erosion control effectiveness.
Additional measures will be installed immediately where deficiencies
are found.
3. Sediment will be removed when sediment volume reaches
approximately one half of the wet storage for the basin.
