At this time, administrative approval cannot be granted. This site plan is denied until the issues in this letter, as well as all issues of the other review agencies, have been adequately addressed. Adjoining Properties: The adjoining properties across Route 522 have been added to the cover sheet. 2. General Notes: The general notes you asked for have been added to the cover sheet notes. 3. Legal References: Our record research has failed to locate the legal references for the existing drainage easement. It is our opinion that the easement has not been recorded by the owner of the original development. 4. Inter parcel Connector: The existing inter parcel connector is shown on Sheet 3 of the Site Plan. The original planning for the Trex Center included the creation of this location for inter parcel access. 5. Sidewalk and Ramps: There are existing Handicap Ramps along the Exeter Drive Sidewalk. They have been indicated to the plans. 6. Dumpster Gate Detail: The dumpster enclosure detail shall remain the same. The gate construction will be provide opaque screening as required by the Frederick county ordinances. The dumpster enclosure will be similar to the existing dumpster enclosure utilized by the Trex Office Building. 7. Landscape Plan: There were 10 Red Maple located on the Landscape Plan, The Globe Swiss Pine has been changed to Chinese Holly to satisfy the Frederick County approved plant list. 8. Plant Substitutions: Note #11 under the landscape notes has been amended as requested. 9. Special Limited Power of Attorney: The owner has signed all necessary documents for the review and approval of the site plan. No POA is necessary. On the coversheet, the project overview needs to include the adjoining properties across Route 522. 2) General Notes. On the cover sheet under general notes, include notes that state all utilities will be underground and that all outdoor lighting will be screened to prevent glare onto adjoining properties and road right-of-ways. 3) Legal References. On Sheet 3 of 7, provide the legal reference for the existing drainage easement. 4) Inter -parcel Connector. An inter -parcel connector needs to be provided on the eastern side of the property that connects to the adjacent MPN property. 5) Sidewalk and Ramps. The existing sidewalk located along Exeter- Drive should have ramps along both sides of the entrance to this office building. 6) Dumpster Gate Detail. The detail for the dumpster gate on Sheet 7 shows a steel channel frame gate. The gate for the dumpster needs to be opaque board -on -board. 7) Landscape Plan. Under the plant list on Sheet 5 of 7, it states that there are ten maples being planted; only nine are shown on the plan. Globe Swiss Pine's are proposed for the parking lot screening. This species is not on the approved list in the Zoning Ordinance.
