The checklist shown below specifies the information which is required to be submitted as part of the site plan
application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan_ It is recommended that applicants

Dear John:
The above -referenced site plan was approved on June 17, 2005. The site plan is approved for a
convenience store on the first floor and a residential use on the second floor in an existing structure on
Front Royal Pike (Route 522). Required site improvements include the following:
• Construction of a parking lot with 18 spaces (including one handicap accessible), including curb
and gutter, landscaping, sidewalks, striping, and handicap access.
• One 12' x 45' loading space.
• Relocation of one existing shed.
• A fixture dumpster pad site located at the rear of the parking area.
I am providing you with three (3) copies of the approved site plan. Please forward these copies to the
appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept for future
reference, and an approved copy must be kept on the construction site throughout the development
process. Once site development is complete, the owner(s) should contact this office to schedule an on -

P1arming Staff has reviewed the above -referenced site plan to determine if administrative approval can
be granted. At this time, administrative approval cannot be granted. This site plan is denied until the
issues in this letter, as well as all issues of the other review agencies, have been adequately addressed,- ..
Please review Staffs comments listed below and then prepare a revised site plan which adequately
addresses each concern.
Review Comments:
1) Adioining Properties. On the cover sheet, provide the adjoining properties across Route 522.
2) Spelling. Convenience is spelled incorrectly in the title block of sheets 2-5.
3) Utility Connections. On Sheet 3 of 5, show where the sewer and water are cormected to the
building.
4) Existing Sign. On Sheet 3 of 5, label the existing sign.
5) Existing Shed. The existing shed that is straddling the northern property line needs to be
relocated.
6) Dumpster. The coversheet of the site plan states that a dumpster is not proposed. It would be
appropriate to provide a dumpster location (labeled future) on the site, as well as a detail for the
dumpster fence, in case accumulation of trash from the site becomes a problem. It would not
need to be provided noNv, but potentially in the future.
7) Landscape Plan. On Sheet 4 of 5, provide a statement to the effect that all plantings shall
conform with § 165-36B of the Frederick County Zoning Ordinance.
8) Plant Substitutions. On Sheet 4 of 5, under the landscape installations, note 10 also needs to
include that any substitutions need to be approved by Frederick County Planning.
