application. All required information must be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is complete.
If any portion is not included or complete, the site plan application will not be accepted and retumed
to the applicant(s).

Boiler Room and Maintence additions shall comply with The Virginia Uniform
Statewide Building Code and section306, use group F (Factory) of the BOCA
National Building Code/1996. Other code that applys-is CABO A117.1-92
Accessible and Usable Buildings and Facilities.
Note the requirements of section 507 of BOCA for Unlimited area buildings for
requirements such as Fire Suppression of these areas.
Section 1110.2.1 Exception#1 (ADA 20% rule) of BOCA shall apply for addition and
renovations.

Dear Austin:
The Frederick County Department of Planning and Development administratively approved the
above -referenced site plan on June 16, 2000. This site plan, for additions to an existing
manufacturing facility, meets all County requirements for development within the M2 ( Industrial
General) Zoning District. Specifically, this site plan allows for the construction of a 544-square-foot addition
to the existing boiler room and also allows for the construction of a 2,560-square-foot maintenance building.
Construction of the maintenance building eliminates fourteen (14) existing parking spaces. Fifteen (15) new
spaces are provided on the site plan for a new total of ninety-three (93) parking spaces, including four (4)
handicap spaces. Please ensure that all spaces are clearly marked on the site.
I have provided you with several copies of the approved site plan. Please forward these approved plans to the
owner and advise the owner to keep an approved copy for their files. Furthermore, the owner should ensure
that an approved copy is maintained on the construction site throughout the development process. Once site
development has been completed, the owner should contact this office to schedule an on -site inspection.

Dear Austin:
I have had the opportunity to review the above referenced site plan submitted to our department on
April 13, 2000. The following comments should be addressed and included in a revision of this site
plan. The submitted plan is also marked with these comments.
1. Within the title block on Sheet One, please note that the owner's zip code has been
incorrectly stated as 22607 instead of 22601.
2. Please note that the zoning of parcel 63-A-11 OB is M-1, rather than B-3 as stated on the site
plan. In addition, the adjoining parcel identified as 63-A-107 is actually 63-A-109.
3. Please provide the location and dimensions of all required setbacks pertaining to the M-2
district.
4. Please state the proposed use of each building addition on the site plan.
5. Please state the posted speed limit on Shawnee Drive.
6. Please provide information regarding the location of all proposed utilities. If new utilities are
proposed, please provide a statement ensuring the underground placement of all new utilities.
7. The site plan appears to show a total of 92 existing parking spaces, including four handicap
spaces. The building addition eliminates 14 spaces, however, 15 spaces are proposed. This
results in 93 total spaces. In addition, handicap spaces must have a minimum width of 12'.
Two of the four handicap spaces do not appear to meet this requirement.
