All required information must be submitted prior to the final approval of any site plan. The Department of Planning and Development will review the application to ensure that it is complete. This site plan, for the construction of a 7,520-square-foot railroad shed, meets all County requirements for development within the M 1 (Light Industrial) Zoning District. The Board of Zoning appeals granted a 3.5-foot side yard variance for the railroad shed on June 20, 2000 (Variance 407-00). There is no additional landscaping or parking required with this site improvement. I have provided you with several copies of the approved site plan. Please forward these approved plans to the owner and advise the owner to keep an approved copy for their files. Furthermore, the owner should ensure that an approved copy is maintained on the construction site throughout the development process. Once site development has been completed, the owner should contact this office to schedule an on -site inspection. The following comments are offered and should be addressed during the revision of this site plan. I have also marked die enclosed plan for your use. 1. Please note the following corrections to the adjoining property information on Sheet C-3: Parcel 54-A-84 is zoned B-3 and 43-A-35 is zoned M-2. The parcel identified as 43-1-A is actually Parcel 43-1-C. Additionally, the parcel identified as 43-A-36L is 54-A-36L and 54-A-36A is 54-A-360. 2. As previously discussed during our phone conversations, the proposed railroad shed encroaches into the 25' side yard setback. This 2.75-foot encroachment must be resolved prior to site plan approval. If applicable, please provide the location, height, and specifications for all proposed outdoor lighting. 4. Please specify the height of the proposed railroad shed. Please show the locations of all proposed utilities. Additionally, provide a statement ensuring the underground placement of all new utilities. Please show the width and location of all easements, including access, utility, and drainage easements. 7. Please show the location and nature of fire lanes, hydrants, and all other facilities necessary to meet the requirements of the Fire Marshal. After you have revised the site plan, please resubmit one copy so that I may verify the information contained on the plan. I will then need all approved review agency comment sheets and five copies of the final site plan for approval.
