RE: Approval of Kraft Foods Railroad Shed, Site Development Plan #21-00
Property Identification Number (PIN): 54-A-36H
Dear Matt:
The Frederick County Department of Planning and Development administratively approved the above -
referenced site plan on June 28, 2000. This site plan, for the construction of a 7,520-square-foot railroad
shed, meets all County requirements for development within the M 1 (Light Industrial) Zoning District.
The Board of Zoning appeals granted a 3.5-foot side yard variance for the railroad shed on June 20,
2000 (Variance 407-00). There is no additional landscaping or parking required with this site
improvement.
I have provided you with several copies of the approved site plan. Please forward these approved plans
to the owner and advise the owner to keep an approved copy for their files. Furthermore, the owner
should ensure that an approved copy is maintained on the construction site throughout the development
process. Once site development has been completed, the owner should contact this office to schedule
an on -site inspection.
Please do not hesitate to contact me should you have any questions or need for elaboration regarding
this letter.
Sincerely,
Amy M. Lohr

RE: Kraft footer foundation permits - rail siding shed
Frederick County, Virginia
Dear Mike,
Please be advised the Kraft has -engaged Triad to prepare; and present a Board of "Zoning
Appeals Variance application for the rail. siding shed planned for construction on the Kraft
manufacturing site located in Frederick County. We are currently preparing an application for
submittal by May 26, 2000 to your attention. At this time, it appears that the proposed rail siding
shed floes not meet the current setback requirement. Kraft has applied for a building peralit and
desires to construct the footer- foundation for the rail siding shed, knowing that the setback must
meet all applicable Frederick County zoning standards. Kraft has acknowledged that they are "at
risk" during this construction period for the footer - foundation by authorizing approval of the
affidavit from the Frederick County Building Inspections Department to be attached to the building
permit issued for the rail siding shed footer- foundation,
Sincerely,

RE: Kraft Foods Railroad Shed, Site Development Plan # 21-00
Dear Matt:
I have had the opportunity to review the above referenced site plan submitted to our department on April 14, 2000.
The following comments are offered and should be addressed during the revision of this site plan. I have also marked
die enclosed plan for your use.
1. Please note the following corrections to the adjoining property information on Sheet C-3: Parcel 54-A-84 is
zoned B-3 and 43-A-35 is zoned M-2. The parcel identified as 43-1-A is actually Parcel 43-1-C.
Additionally, the parcel identified as 43-A-36L is 54-A-36L and 54-A-36A is 54-A-360.
2. As previously discussed during our phone conversations, the proposed railroad shed encroaches into the 25'
side yard setback. This 2.75-foot encroachment must be resolved prior to site plan approval.
If applicable, please provide the location, height, and specifications for all proposed outdoor lighting.
4. Please specify the height of the proposed railroad shed.
Please show the locations of all proposed utilities. Additionally, provide a statement ensuring the
underground placement of all new utilities.
Please show the width and location of all easements, including access, utility, and drainage easements.
7. Please show the location and nature of fire lanes, hydrants, and all other facilities necessary to meet the
requirements of the Fire Marshal.
After you have revised the site plan, please resubmit one copy so that I may verify the information contained on the
plan. I will then need all approved review agency comment sheets and five copies of the final site plan for approval.
Comment sheets are required from the following agencies: the Virginia Department of Transportation, the Frederick
County Sanitation Authority, the Frederick County Inspections Department, and the Frederick County Fire Marshal.
Please contact me if you have any questions regarding this letter.
