Camp, Planner II DATE: June 8, 2001 RE: Minor Alterations to Site Plan #18-00, Crossroads Mall Two minor alterations have been requested by the property owner and approved by staff. It is staff's opinion that these changes are an improvement to the site, and should have no negative impact. Staff is not requiring a revised site due to the nature of the changes. The first alteration is a switch in the location of the dumpster and the loading space. The dumpster, dumpster pad, dumpster gate, and dumpster fence will be moved toward the center of the building and the loading space will be moved to the previous location of the dumpster. The owner requested this change because the tenant was complaining about the long distance from the rear door to the dumpster. A 12' space shall be kept between the dumpster and the building at all times. An 8 %2 " x 11" plan illustrates the change. The second alteration involves the construction of a fountain in the center parking lot island in fi-ont of the entrance to the property. The pole light shown on the original site plan will be relocated to the from island, near the location of the sign. Three 250W halogen lights will also be located beside the proposed fountain and will be directed away from the road and adjoining properties. Please refer to the revised site plan drawing for an illustration of this. 1. Provide a recorded plat depicting the proposed 20 foot drainage easement in the northeast corner of the site as well as the change in the drainage easement located along the south end of the site. The easement in the front of the lot should also be depicted as a temporary grading easement so that site work can be performed on the adjacent lot. Submit copies of the easements at the time of land disturbance application. Indicate the volume of required wet and dry storage area for the proposed sediment trap depicted in the northeast corner of the site. 4. Provide a profile of the proposed storm sewer located along the south end of the site. Provide a detail and apron length for the proposed outlet protection indicated on the plan. Once these comments have been addressed, submit two (2) copies of the site plan for further review. If you have any questions, do not hesitate to contact me. Sincerely, C/ Joe C.
