This site plan, for the construction of a 720-square-foot flammable storage warehouse, meets all County requirements for development within the M1 (Light Industrial) Zoning District. There is no additional landscaping or parking required with this site improvement. I have provided you with several copies of the approved site plan. Please forward these approved plans to the owner and advise the owner to keep an approved copy for their files. Furthermore, the owner should ensure that an approved copy is maintained on the construction site throughout the development process. Department of Planning and Development Comment #1 — The outdoor trash receptacle is a fully enclosed and self-contained trash compactor with access only from the interior of the building. The entire container will be removed and replaced when full. We have added a note pertaining to this on the site plan. (See Note # 15, Sheet C-4) Continent #2 — Electric service to this warehouse will be served through the existing building. Neither overhead nor underground electric service is required. (See Note #2, Sheet C-4) Comment #3 — There are no proposed easements in association with the construction or operation of this warehouse. (See Note #14, Sheet C-4) Comment #4 — The location and nature of the Fire Lane has been shown. (See Sheet C-4) Comment 45 — The parking Analysis has been revised as requested. The following comments are offered and should be addressed during the revision of this site plan. I have also marked the enclosed plan for your use. 1. Please note that outdoor trash receptacles must be enclosed with a six-foot high board -on -board fence to properly screen the area. Please provide a detail of the enclosure and include the dimensions of the structure. 2. Please show the location of the proposed electric service. Additionally, provide a statement ensuring the underground placement of all new utilities. 3. If applicable, please show the width and location of all easements, including access, utility, and drainage easements. 4. Please show the location and nature of fire lanes, hydrants, and all other facilities necessary to meet the requirements of the Fire Marshal. 5. In the parking analysis, please note that warehouse uses yield one parking space per warehouse employee. If no additional employees are utilized in conjunction with the warehouse addition, then no additional parking is necessary. Please clarify the parking analysis by either stating that no additional employees are utilized, or specify the number of parking spaces present on site to include adequate parking for the warehouse addition. After you have revised the site plan, please resubmit one copy so that I may verify the information contained on the plan. I will then need all approved review agency comment sheets and five copies of the final site plan for approval. Comment sheets are required from the following agencies: the Frederick County Inspections Department and the Frederick County Fire Marshal.
