The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is Complete.
If any portion is not included or complete, the site plan application will not be accepted and returned
to the applicant(s).
Site Plan Package
1. One set of approved comment sheets are required from the following review
agencies prior to final site plan approval. It is recommended that applicants contact
the Department of Planning and Development to determine which review agencies
are relevant to their site plan application.

Dear Tim:
Frederick County administratively approved Site Plan #31-00 for the referenced project on August
9, 2000. The approved site plan calls for the development of a 4,500-square-foot addition to the
existing terminal building; the provision of an additional parking lot to provide an additional 56
regular parking spaces, two handicap parking spaces with appropriate signage, curb and gutter,
sidewalks, and interior and perimeter landscaping; the provision of a paved tractor -trailer parking
area; and all appropriate erosion and sedimentation control measures.
Please find attached three copies of the final site plan with appropriate signatures for distribution to
all appropriate parties. Please contact me if I may answer any questions regarding the information

I have had the opportunity to review the referenced plan. Please revise this site plan to incorporate the
appropriate information based on the following comments:
1) Please revise the Zoning information on the cover sheet to eliminate the words "Business and
Industrial." (Sheet 1)
2) The site plan information indicates that P.I.N. 54-A-97A is 6.8702 acres. Please provide a copy
of the recorded survey plat which describes this acreage. This will enable the county to modify
the real estate database which currently indicates that this site is 7.12 acres.
3) Please provide the distance of the existing structure and proposed dock addition to all property
lines as you did with the parking and loading areas. (Sheet 4)
4) Please delineate any proposed sidewalk for the new parking area to the existing office building.
(Sheet 4)
5) Please provide the location of any existing or proposed business sign for this site. (Sheet 3)
6) Please provide the posted speed limit for Baker Lane (Sheet 1)
7) Please provide the loading space calculations as indicated on the red -lined plan. (Sheet 1)
8) Please revise the statement "Landscaping and Screening" to state "Buffer and Screening" on the
cover sheet. (Sheet 1)
9) Please provide the proposed number of new parking spaces with the Parking information as
indicated on the red -lined plan. (Sheet 1)
10) Please revise the information under Landscaping to eliminate the statement "None Required" and
provide the parking lot landscaping calculations as indicated on the red -lined plan. (Sheet 1)
11) Please provide the location and type of proposed parking lot landscaping. (Sheet 4)
12) Please provide a comment from the Colony Engineer pertaining to the appropriateness of using
concrete wheel stops in lieu of curb and gutter to implement the storm water management plan.
Please provide the location of the concrete wheel stops once this has been resolved. (Sheet 3 &

Upon review of the subject site plan, we offer the following comments:
Provide a large rock check dam downstream of the proposed channel and site
improvements to contain erosion run-off during construction. Provide a detail in
accordance with the Virginia Erosion and Sediment Control Handbook (vesch)
specification 3.20.
2. Provide a permanent seeding schedule on the plans in accordance with vesch specification
3.32.
3. Place a note on the plans indicating that prior to commencing site grading work, a land
disturbance permit shall be obtained from the Frederick County Public Works department.
Once these comments are addressed, submit two (2) copies of the site plan for further
review. If you have any questions, do not hesitate to contact me.
