The checklist below indicates all the information that needs to be submitted as part of the site plan
application. All required information must be submitted prior to the final approval of any site plan.
The Department of Planning and Development will review the application to ensure that it is complete.
If any portion is not included or complete, the site plan application will not be accepted and returned
to the applicant(s).

Dear Austin:
The Frederick County Department of Planning and Development administratively approved the above -
referenced site plan on August 14, 2000. This site plan, for a 2,500-square-foot office addition to an
existing office and warehouse facility, meets all County requirements for development within the M 1
(Light Industrial) Zoning District. Eleven (11) additional parking spaces have been provided to
accommodate the new office space. Adequate interior and perimeter landscaping have been provided in
the form of six (6) pin oak trees.
I have provided you with several copies of the approved site plan. Please forward these approved plans
to the owner and advise the owner to keep an approved copy for their files. Furthermore, the owner
should ensure that an approved copy is maintained on the construction site throughout the development
process. Once site development has been completed, the owner should contact this office to schedule
an on -site inspection.

Dear Austin:
I have had the opportunity to review the above -referenced site plan submitted to our department on
May 24, 2000. The following comments should be addressed and included in a revision of this site
plan. The submitted plan is also marked with these comments.
1. Please ensure that all adjoining property information (PIN, use, zoning) is up to date.
V2. On the revised section of the site plan, clearly delineate and label the appropriate building
setbacks for the M 1 district.
t/ 3. Please state the height of the proposed building.
4. The proposed use is stated as office/warehouse. For the purposes of the revised parking
calculation, please provide the exact square footage of office space proposed and warehouse
space proposed. Furthermore, please note whether the new addition will generate additional
employees.
5. The FAR calculation states the proposed office to be 1,250 square feet, whereas the parking
calculation and site plan note a 2,500 square foot office building. Please resolve this
discrepancy and ensure that the FAR calculation is accurate based on the proposed addition.
6. Please show the location of all proposed utilities and provide a statement ensuring the
underground placement of all new utilities.
7. In the landscape schedule, please state the quantity of plants to be used.

A site inspection of the facility revealed that the area designated as a maneuvering area for
cars backing out of parking spaces is being utilized to park two cars. As a result of the new
parking area, the maneuvering area should no longer be used for parking. Furthermore, this
area should not be striped for parking as it is now. Please provide a note specifying that the
maneuvering area shall not be used for parking when the new parking area is created.
Please ensure that the travel aisle in the parking area measures 24' in width. It appears to be
less than the 24' width that is stated on the site plan.
After you have revised the site plan, please resubmit one copy so that I may verify the information
contained on the plan. I will then need all approved review agency comment sheets and five copies
of the final site plan for approval. Comment sheets are required from the following agencies: the
Virginia Department of Transportation, the City of Winchester -Utilities, the Frederick County
Inspections Department, the Frederick County Engineer, and the Frederick County Fire Marshal.
