The tabulation states that there are 41 parking spaces being provided. The dumpster pad sits behind two of these parking spaces and therefore the striping for these spaces needs to be removed. Also, one additional space is needed to meet the required 40 sparking spaces. 5) Signage. The location of the sign for the business needs to be shown. Stop signs should be provided at both entrances as well as pedestrian crossing where the sidewalks are. 8) Loading Space. One loading space is required for this site. 9) Dumpster screening. The fence detail for the dumpster is six feet in height, however the retaining wall that goes around three sides is only four feet in height, this wall needs to be increased to six feet. 10) Dashed Lines. On sheet 3 there is a dashed line shown in the yard area behind the building as well as a dashed line that connects to the dumpster, goes down and ends near the side of the building. Label these areas so that it is clear what they are. 11) Landscaping. There are existing trees on the site that are for the parking lot landscaping, provide the symbol used for these trees in the legend with their type. Also, the parking areas that are facing the roads need to have a three foot high hedge row, fence, wall or berm. 12) Perimeter and Interior Landscaping. On the cover sheet under the landscaping section, it states that there are 14 existing perimeter landscaping trees and 4 existing interior landscaping trees (18 trees). The plan on sheet 3 only shows 16 trees in or around the parking lot. 13) Landscape Plan. Provide a statement to the effect that all plantings shall conform with § 165- 36B of the Frederick County Zoning Ordinance. 14) Zoning District Buffer. This zoning district buffer is a 50' full screen. The existing landscaping does not meet the requirements of this screen. The plantings need to be supplemented to ensure that there are three trees per linear feet (1/3 deciduous) and a 6' high opaque hedge, fence, wall, mound or berm needs to be provided (the original site plan called for a fence or berm) and the buffer elements need to be continued around the adjacent Shifflett property. Also, the coversheet under the buffer section states that a category A buffer is being used with an existing landscape buffer.
