application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be returned to the

(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan. It is recommended that applicants

The above -referenced site plan was approved on June 1, 2005. The site plan is approved for the
construction of an office addition to the existing Valley );arm Credit building on Prosperity Drive (Route
1129). The building consists of two main floors with a total of 8.971 square feet and a basement area
with 2,367 square feet for storage. Required site improvements include the following:
• Striping of an existing parking space in the parking lot addition and the construction of a stairway
from the parking lot to the sidewalk of the building.
• Relocation of three parking lot trees and lights.
• Construction of a sidewalk and one- way loop in fi-ont of the new office building.
1 am providing you with eight (8) copies of the approved site plan. Please fonvard these copies to the
appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept for future
reference, and an approved copy must be kept on the construction site throughout the development
process. Once site development is complete, the owner(s) should contact this office to schedule an on -site

Building addition shall comply with The Virginia Uniform Statewide Building Code and
Section 304, use group B (Business) of the International Building Code. Other Code that
applies is ICC/ANSI Al 17.1-98 Usable and Accessible Buildings and Facilities.
Please note the requirements in IBC for special inspections under chapter 17 for this type
structure and table 602 for property line fire ratings.
All required egress doors shall be accessible and 50% of the entrances.

Planning Staff has reviewed the above -referenced site plan to determine if administrative approval
can be granted. At this time, administrative approval cannot be granted. This site plan is denied
until the issues in this letter, as well as all issues of the other review agencies, have been adequately
addressed. Please review Staffs comments listed below and then prepare a revised site plan which
adequately addresses each concern.
Review Comments:
1) Plan Date. On the cover, sheet there are two different plan dates. Please revise this to make
them match.
2) Building Dimensions. There is a note on the site plan that states that the building
dimensions shown on the plan are approximate. The specific building dimensions need to be
shown on this site plan, not approximate. Also, the existing building is 13,828sf and the
addition is only 8,726sf, clarify on the cover sheet that the new building is only one story.
3) Building Height. On the cover sheet, the building height is shown as 60' or less. In
connection with comment 42, the specific building height needs to be listed.
