At this time, administrative approval cannot be granted. This site plan is denied until the issues in this letter (additional comments may be provided during second review), as well as all issues of the other review agencies, have been adequately addressed. Please review Staff's comments listed below and then prepare a revised site plan which adequately addresses each concern. I am returning the copy of the older plan to you with my comments. Review Comments: 1) Lot Consolidation. A consolidation of tile three parcels will be required before the site plan will be approved. 2) Sidewalk Ramps. Handicap ramps need to be provided at all intersections and at the entrances. Also, provide sidewalk as indicated. 3) Parkinjz Space Size and Handicap Ramps. The parking spaces appear to be 9' x 18' which is only 162 sf. Parking spaces need to be a minimum of 180sf in size. Also, handicap ramps need to be shown on the plan for access into the building. 4) Sianage. The proposed Gas Mart sign needs to be moved, there is a ten foot setback from all roads and property lines for signs. 5) Eckard Circle. There is a statement at the end of Eckard Circle that states "end of state maintenance". Currently this road is not state maintained and unless VDOT is willing to accept this road, this statement needs to be removed. 6) Landscapinu,. As stated in previous letters, there are 23 parking lot trees required for the site; this number does not reflect the trees required in the buffer area. The landscaping tabulation states that there are 24 parking lot trees being provided but there are currently only 19 trees shown around the parking lot, therefore five more trees are required. These four trees need to be placed as indicated on the plan. Also, the landscaping schedule shows 44 deciduous trees being provided, there are only 39 shown on the plan.
