The checklist shown below specifies the information which is required to be submitted as part of the site plan
application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it_ If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan. It is recommended that applicants
contact the Department of Planning & Development to determine which review
agencies' are relevant to their site plan application. A list of potentially relevant

The above -referenced site plan was approved on February 22, 2006. The site plan is approved for the construction
of a new 14,470sf Walgreens store located on Fairfax Pike (Route 277) in the Sherando Towne Center
Development. Required site improvements include the following:
Construction of a parking lot with 74 spaces (including three handicap accessible), including curb and
gutter, sidewalks, striping, and handicap access.
One loading space and screened compactor areas.
A five (5) foot wide sidewalk along Fairfax Pike.
I am providing you with five copies of the approved site plan. Please forward these copies to the appropriate
representative(s). Furthermore, advise the owner(s) that a copy should be kept for future reference, and an
approved copy must be kept on the construction site throughout the development process. Once site development

We offer the following response to your comment letter dated November 30, 2005.
I' 1. The pylon sign depicted on sheet 11 contains a reader board. Please note
H " that the county does not permit electronic reader boards (animated/flashing
signs). The detail and text on sheet 11 needs to be revised to remove the
reader board from the plan.
The sign will be a fixed display reader board, letters will be charged by
hand. Notes on sheets 2 and 11 have been revised.
One set of plans are enclosed. If you have any further questions or comments please

Parking lot arrows have been adjusted.
4. Walgreens is a chain and should have a sign detail that could he included in
the plan.
Walgreens pylon sign details sheet has been added to the plan.
5. Under the project summary, 72 spaces arc required, not 70.
Parking summary has been revised.
6. On sheet 2 under project summary, change 16 pavement trees required to 18.
Pavement trees requirement has been revised.
7. It appears that the concrete pad shown by the building is for loading. Please
label it.
Loading space has been labeled.
8. Provide a dumpster with appropriate screening for the site.
Trash and cardboard compactors with enclosures are provided at rear
of building.
9. Label the curb and gutter type (CG-6) in the areas indicated on sheet 2.
Curb and gutter on site are a Walgreens standard with a 1' gutter pan.
10. label the distance to Warrior Drive.
The distance has been labeled from entrance to Warrior Drive.
11. The trees shown within the ROW need to be relocated. Once Route 277 is
widened as planned, these required trees will be removed. Some possible
locations have been shown on sheet 4 if there is adequate room.

Memorandum
Please find attached plans for a Walgreens Pharmacy on Lot 2 at Sherando Towne Center. The site is located
just east of the intersection of Warrior Road and Fairfax Pike. Site plan have been previously approved for a
drive thru bank on lot 1 to the west and a hardware store on lot 3 to the east. The public accesses to the site are
shown on this plan as existing, as they were recently approved as part of the Sherando Towne Center - Lot 5 site
plan. No new accesses to state roads are proposed by this plan.
The Sherando Towne Center is subject to cross parking and access easements through and over all sites. Access
to lot 2, from entrances on Fairfax pike and Warrior Road will be over these easements.
The site proposes 75 new parking spaces to support this new use. All parking and driveway access meets the
requirements of the site plan ordinance. Water and sewer, as well as dry utilities will be extended to the facility
underground. Water and sewer service were extended as part of the Lot 5 site plan. An additional fire hydrant is
shown at the northwest corner of the site to support the Fire Department connection on the northwest comer
of the building.
The Lot 5 plan proposed a stormwater detention facility at the front of the site, along the Fairfax Pike. The
current plan proposes to place the storage required in an underground facility. The calculations provided with
the Erosion and Sediment Control Narrative demonstrate adequate capacity is available in the proposed "rain
tank" system Otherwise the plan satisfies the intent of the drainage patterns proposed on the Lot 5 site plan.
The site provides adequate green space and landscaping that satisfies County Requirements. Additionally, all
parking and building setbacks meet the ordinance specifications. A trash/dumpster area is located at the rear of
the building. Adequate screening is provided and the Walgreens specified wall details are provided on the plans.
