Dear Cyrus:
The above -referenced site plan was approved on December 3, 2007. The site plan is approved for the
construction of a new 1,536 square foot Sonic restaurant located at the corner of Chambersville Lane and
Crock Wells Mill Drive off of Northwestern Pike (Route 50) in the Round Hill Crossing Center.
Required site improvements include the following:
• Construction of a parking lot with 28 spaces (including two handicap accessible), including curb
and gutter, striping, handicap access and landscaping.
• A screened dumpster area.
• A 19 foot tall sign along Chambersville Lane.
All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan,
including review agency comments from all relevant review agencies. I am providing you with three (3)
copies of the approved site plan. Please forward these copies to the appropriate representative(s).
Furthermore, advise the owner(s) that a copy should be kept for future reference, and an approved copy
must be kept on the construction site throughout the development process. Once site development is
complete, the owner(s) should contact this office to schedule an on -site inspection. Do not hesitate to

Route 50, the VDOT facility which would provide access to the property. Present entrance
is adequate for proposed improvements. Should business ever expand in the future,
entrance may need to be upgraded.

Dear Cyrus:
Planning Staff has reviewed the above -referenced site plan to determine if administrative approval can be
granted. At this time, administrative approval cannot be granted. This site plan is denied until the issues
in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please
review Staff's comments listed below and then prepare a revised site plan which adequately addresses
each concern.
Review Comments:
1) Architectural Review Committee. An approval letter from the Architectural Committee for this
development needs to be provided before the site plan can be approved.
2) Bicvcle Path and Landscaping. The bicycle path and landscaping proffered with the overall
development along Route 50 needs to be shown and installed with this project.
3) Signage. Sheet 2 of the site plan has a note that the proposed sign will be 35 feet tall and 25sf in
size. The proffers from the rezoning state that building mounted signage should be used for
individual buildings. If a fi•eestanding sign is utilized on this site, it should be monument style
only. The site plan does not account for any wall mounted signage.
4) Parking Spaces. Delineate the parking spaces more effectively. The plan states that there are 28
parking spaces being provided, but the plan only accounts for nine actual spaces.
5) Drive Thru. Provide a stop bar at the end of the drive thru area.
6) Outdoor Lighting. The detail for the pole light on sheet 4 shows a drop or flat lens; ensure that
only the flat lens is used for this project.
7) Landscaping. The evergreen trees around the dumpster enclosure cannot count towards the total
number of parking lot trees required for this site, only in addition. An additional nine deciduous
trees need to be provided on the site.

We've prepared plans for Sonic at Round Hill Crossing, which will be located along Route 50 west,
Northwestern Pike approximately 0.25 miles west of the Route 37 interchange at Amherst Street. in Frederick
County. The site will include a 1,536 square foot commercial restaurant building with the required amount of
parking. The total disturbed area for this site is 0.73 acres.
The site will drain through a series of storm inlets and culverts to an existing stormwater detention pond that
was constructed as part of the Round HE Crossing site plan (S.P. # 26-04).
I have attached copies of the plans for your review as well as the site plan application and fee.
