The purpose of this development is to place a 17,020 sf building onto the three acre lot to be used for a plumbing wholesale business. Existing Site Conditions This area has been excavated in the last year as part of the development for D-N-D backhoe service, The silt fence and sediment trap currently on -site needs to be repaired and cleaned as part of the new development. The stormwater runoff will flow to the existing sediment/stormwater management pond located to the north on the D-N-D site. The pond was designed to provided management for the seven acres origanally permitted for D-N-D that this three acre site was created from. Adjacent Parcels The surrounding areas are industrial zoned lots and state roads. The grading plan for this project proposes all developed runoff to flow to the northeast through existing drainage easements to the pond. Off -Site Areas All work including topsoil stockpiling will remain on site, Soils The soils types determined from the USDA's "Soils Survey of Frederick County, VA"shows Swimley (#39B) and Oaklet Silt Loams (#32B) with rock outcroppings indicating Fredick Poplimento's. These soils have medium erodibility and runoff, Critical Erosion Areas This area is known for Karst topography and contains limestone outcroppings and clay that shall be managed by diversion dikes with check dams and silt traps. Special attention should be paid for evidence of any sinkholes on this site during the construction process, Erosion & Sediment Control Measures All vegetative and structural erosion and sediment control practices shall be constructed and maintained according to minimum standards and specifications of the handbook, Structural Practices Install construction entrance (with wash rack if required by inspector) Maintain the existing sediment trap Install diversion dikes Grade site and seed all exposed surfaces immediately upon reaching final grade General Erosion and Sediment Control Notes (VESH Table 6-1) ES-1, Unless otherwise indicated, all vegetative and structural erosion and sediment control practices will be constructed and .maintained according to minimum standards and specifications of the Virginia Erosion and Sediment Contrc' Handbook and Virginia Regulations 4VAC50-30 Erosion and Sediment Control Regulations. ES-2, The plan approving authority must be notified one week prior to the pre -construction conference, one week prior to the commencement of land disturbing activity, and one week prior to the final inspection, ES-3. All erosion and sediment control measures are to be placed prior to or as the first step in clearing, ES-4, A copy of L he approved erosion and sediment control plan shall be maintained on the site at all times, ES-5, Prior to commencing land disturbing activities in areas other than indicated on these plans (including, but limited to, off -site borrow or waste areas), the contractor shall submit a supplementary erosion control plan to the owner for review and approval by the plan approving authority, ES-6, The contractor is responsible for installation of any additional erosion control measures necessary to prevent erosion and sedimentation as determined by the plan approving authority. E5-7. All disturbed areas are to drained to approved sediment control measures at all times during land disturbing activities and during site development until final stabilization is achieved. ES-8. During dewatering operations, water will be pumped into an approved filtering device, ES-9. The contractor shall inspect all erosion control measures periodically and after each runoff -producing rainfall event. Any necessary repairs or cleanup to maintain the effectiveness of the erosion control devices shall be made immediately, General Note: The Erosion & Sediment Control Inspector will retain the right to add to or modify these erosion and sediment control measures during the construction process, within reason, to ensure adequate protection to the public and environment, EC-3 STAKING DETAIL IkeSTAKES OR PINS I - I _ CHECK SLOT 25' 0-C. Support: Section 2A.16 contains additional information about separate and combined mounting of other signs vA ith STOP signs. Guidance: Stop lines, when used to supplement a STOP sign, should be located at the point where the road user should stop (see Section 3B.16). If only one STOP sign is installed on an approach, the STOP sign should not be placed on the far side of the intersection. Where two roads intersect at an acute angle, the STOP sign should be positioned at an angle, or shielded, so that the legend is out of view of traffic to which it does not apply. Where there is a marked crosswalk at the intersection, the STOP sign should be installed in advance of the crosswalk line nearest to the approaching traffic. Section 3B.16 Stop and Yield Lines Standard: If used, stop lines shall consist of solid white lines extending across approach lanes to indicate the point at which the stop is intended or required t o be made. If used, yield lines (see Figure 3B-14) shall consist of a row of solid white isosceles triangles pointing toward approaching vehicles extending across approach lanes to indicate the point at which the yield is intended or required to be made. Stop lines should be 24 inches wide and white thermoplastic. Guidance: Stop lines should be used to indicate the point behind which vehicles are required to stop, in compliance with a STOP (R1-1) sign, traffic control signal, or some other traffic control device, except YIELD signs. The individual triangles comprising the yield line should have a base of 300 to 600 Turn (12 to 24 in) wide and a height equal to 1.5 times the base. The space between the triangles should be 75 to 300 mm (3 to 12 in). O1 lion: Yield lines may be used to indicate the point behind which vehicles are required to yield in compliance witha YIELD (RI-2) sign or a Yield Hereto Pedestrians (R1-5 or R1-5a) sign. Guidance: If used, stop and yield lines should be placed a minimum of 1.2 m (4 ft) in advance of the nearest crosswalk line at controlled intersections, except for yield lines at roundabout intersections as provided for in Section 3B.24 and at midblock crosswalks. In the absence of a marked crosswalk, the stop line or yield line should be placed at the desired stopping or yielding point, but should be placed no more than 9 m (30 ft) nor less than 1.2 Tu (4 ft) from the nearest edge of the intersecting traveled way, Stop lines should be placed to allow sufficient sight distance to all other approaches to an intersection. If used at an unsignalized midblock crosswalk, yield lines should be placed adjacent to the Yield liere to Pedestrians sign located 6.1 to 15 m (20 to 50 ft) in advance of the nearest crosswalk line, and parking should be prohibited in the area between the yield line and the crosswalk (see Figure 3B-15). Stop lines at midblock signalized locations should be placed at least 12 m (40 ft) in advance of the nearest signal indication (see Section 4D.15). The purpose of this development is to place a 17,020 sf building onto the three acre lot to be used for a plumbing wholesale business, Existing Site Conditions This area has been excavated in the last year as part of the development for D-N-D backhoe service. The silt fence and sediment trap currently on -site needs to be repaired and cleaned as part of the new development, The stormwater runoff will flow to the existing sediment/stormwater managementpond located to the north on the D-N-D site. The pond was designed to provided management for the seven acres origanally permitted for D-N-D that this three acre site was created from, Adjacent Parcels The surrounding areas are industrial zoned lots and state roads, The grading plan for this project proposes all developed runoff to flow to the northeast through existing drainage easements to the pond. Special attention should be paid for evidence of any sinkholes on this site during the construction process, Erosion & Sediment Control Measures All vegetative and structural erosion and sediment control practices shall be constructed and maintained according to minimum standards and specifications of the handbook, Structural Practices Install construction entrance (with wash rack if required by inspector) Maintain the existing sediment trap Install diversion dikes Grade site and seed all exposed surfaces Immediately upon reaching final grade General Erosion and Sediment Control Notes (VESH Table 6-1) ES-1, Unless otherwise indicated, all vegetative and structural erosion and sediment control practices will be constructed and maintained according to minimum standards and specifications of the Virginia Erosion and Sediment Control Handbook and Virginia Regulations 4VAC50-30 Erosion and Sediment Control Regulations, ES-2, The plan approving authority must be notified one week prior to the pre -construction conference, one week prior to the commencement of land disturbing activity, and one week prior to the final inspection, ES-3. All erosion and sediment control measures are to be placed prior to or as the first step in clearing. ES-4, A copy of the approved erosion and sediment control plan shall be maintained on the site at all times, ES-5. Prior to commencing land disturbing activities in areas other than Indicated on these plans (including, but limited to, off -site borrow or waste areas), the contractor shall submit a supplementary erosion control plan to the owner for review and approval by the plan approving authority. ES-6. The contractor is responsible for installation of any additional erosion control measures necessary to prevent erosion and sedimentation as determined by the plan approving authority. ES-7. All disturbed areas are to drained to approved sediment control measures at all times during land disturbing activities and during site development until final stabilization is achieved. ES-8, During dewatering operations, water will be pumped into an approved filtering device, ES-9, The contractor shall inspect all erosion control measures periodically and after each runoff -producing rainfall event, Any necessary repairs or cleanup to maintain the effectiveness of the erosion control devices shall be made immediately, General Note: The Erosion & Sediment Control Inspector will retain the right to add to or modify these erosion and sediment control measures during the construction process, within reason, to ensure adequate protection to the public and environment. When the STOP sign is installed at this required location and the sign visibility is restricted, a Stop Ahead sign (sec Section 2C.29) shall be installed in advance of the STOP sign. The STOP sign shall be located as close as practical to the intersection it regulates, while optimizing its visibility to the road user it is intended to regulate. STOP signs and YIELD signs shall not be mounted on the same post. Guidance: Other than a DO NOT ENTER sign, no sign should be mounted back-to-back with a STOP sign in a manner that obscures the shape of the STOP sign. Support: Su Section 2 A 16 contains additional information about separate and combined mounting of other signs with STOP signs. Guidance: Stop lines, when used to supplement a STOP sign, should be located at the point where the road user should stop (see Section 3B.16). If only one STOP sign is installed on an approach, the STOP sign should not be placed on the far side of the intersection. Where two roads intersect at an acute angle, the STOP sign should be positioned at an angle, or shielded, so that the legend is out of view of traffic to wr ich it does not apply. Where there is a marked erosmvalk at the intersection, the STOP sign should be installed in advance of the crosswalk line nearest to the approaching traffic. Section 3B.16 Stop and Yield Lines Standard: 'ir r If used stop lines shall consist of'solid white lines extending c which . en n across approach lanes to indicate the point at vhlch the sto is intendedor required • t b - , r r u 1Ld o e made. If used 'field lines see Figure 3B 14 shall consist ofa row of solid white P g PP P P q , 3 ( e ) hrte isosceles triangles pointing toward approaching vehicles extending across approach lanes to indicate the point at which the yield is intended or required to be made. Stop lines should be 24 inches wide and white thermoplastic. Guidance: Stop lines should be used to indicate the point behind which vehicles are required to stop, in compliance with a STOP (R 1-1) sign, traffic control signal, or some other traffic control device, except YIELD signs. The individual triangles comprising the yield line should have a base of 300 to 600 mm (12 to 24 in) wide and a height equal to 1.5 times the base. The space between the triangles should be 75 to 300 mm (3 to 12 in). Option: Yield lines may be used to indicate the point behind which vehicles are required to yield in compliance with a YIELD (R1-2) sign or a Yield Here to Pedestrians (R1-5 or RI-5a) sign. Guidance: If used, stop and yield lines should be placed a minimum of 1.2 in (4 ft) in advance of the nearest crosswalk line at controlled intersections, except for yield lines at roundabout intersections as provided form Section 3B.24 and at midblock crosswalks. In the absence of a [narked crosswalk, the stop line or yield line should be placed at the desired stopping or yielding point, but should be placed no more than 9 in (30 ft) nor less than 1.2 m (4 ft) from the nearest edge of the intersecting traveled way. Stop lines should be placed to allow sufficient sight distance to all other approaches to an intersection. If used at an unsignalized midblock crosswalk, yield lines should be placed adjacent to the Yield Here to Pedestrians sign located 6.1 to 15 m (20 to 50 ft) in advance of the nearest crosswalk line, and parking should be prohibited in the area between the yield line and the crosswalk (see Figure 3B-15). Stop lines at midblock signalized locations should be placed at least 12 m (40 ft) in advance of the nearest signal indication (see Section 4D.15).
