Dear Jeremy,
The above -referenced site plan was approved on February 21, 2008. "The site plan is approved for
the additional construction of a manufacturing, warehouse, and office facility located at 882
Baker Lane Winchester, Virginia. Improvcments include the following:
9,480 square feet of warehouse space.
• 14,700 square feet of manufacturing space.
• 1,800 square feet of office space.
• Six loading spaces and 42 parking spaces.
• Appropriate screening and landscaping as designatcd on the site plan.
All requirements of the Prederick County Zoning Ordinance have been met in the approved site
plan, including review agency comments from all relevant review agencies. I am providing you
with eight (8) copies of the approved site plan. Please forward these copies to the appropriate
representat ive(s). Purthennore, advise the owner(s) that a copy should be kept for future
reference, and an approved copy must be kept on the construction site throughout the
development process. Once site development is complete, the owner(s) should contact this office
to schedule an on -site inspection. Do not hesitate to contact me if you have any questions.

Buildings shall comply with The Virginia Uniform Statewide Building Code and Sections 311, S
Storage) of the International Building Code/2003. Other Code that applies is ICC ANSI A117.1-
1-03 Accessible and Usable Buildings and Facilities.
Site plan shows four phases. Existing building constructed as unlimited area per BOCA 1996.
Phase I shall comply with height and area of building shall not exceed the allowable area as
tabulated in Table 503 with allowable increases. New building shall have separation distance as
per T602. All phases of construction shall comply with ANSI Handicap Al 17.1.1-03. Proposed
phase I, 52000 sq ft warehouse building indicates an accessible route as required per IBC 1104.2
for site accessibility. Accessible egress is required as per 1007.1. Question on rear exits with
elevations 12"+ at threshold. Please show exterior area of refuge at required egress doors (IBC
1007.8). Question on location of water meter and main for domestic water.
Phase II and phase IV, Manufacturing building addition and office addition, shall be accessible
from existing facilities. Egress doors not shown on site plan at this time.
Phase III, accessible parking spaces shall comply with ANSI Al 17.1-03 for slopes and
diminisions. Signage shall comply with USBC 1106.8 with penalties posted for each parking
space provided.
Special inspection requirements of Chapter 17 of IBC shall apply to this type of structure. (soils,
concrete, steel etc.)
2/11/08 — phase III actually fenced area for pallet strorage. Fencing 6'+ above grade requires
permit.
Accessible exits and area of refuge noted on plans.
Property distance < T503 allows. Possible separation and/or modification required and will
discuss at building plan submittal.

The application for site plan for this property appears to have little measurable impact on
Route 1200, the VDOT facility which would provide access to the property. Present entrance
is adequate for proposed improvements with the following conditions listed below. Should
business ever expand in the future, entrance may need to be upgraded.
t . The stop bar, starting at the gutter pan extending to the center of the entrance.
A stop sign, 30" X 30" mounted 7 feet from the ground to the bottom of the sign,
be added 4 feet in advance of the stop bar.
(Reference the 2003 MUTCD manual for specifications and add them to the plans)
