At this time, administrative approval cannot be granted. This site plan is denied until the issues in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review Staffs comments listed below and then prepare a revised site plan which adequately addresses each concern. Review Comments: 1) Proposed Use. THe proposed use is listed as a shelter addition; the plan should just be called a new shelter or new pavilion. 2) Project Overview. Revise the text on the coversheet in the project overview as indicated. 3) Setbacks. Remove the 45 foot BRL, as indicated on the coversheet, as it only applies to rural preservation subdivisions. 4) Sheet 2. Remove any references to "future" as indicated. 5) Shelter Access. Provide a path from the paved entrance as indicated on sheet 2 for access to the shelter. 6) Existing Sian. There is an existing sign shown on sheet 2 that appears to be very close to the property line. This sign needs to be relocated to ensure it is at least ten feet from the property line/ROW. After you have revised the site plan, please resubmit one copy so that I may verify the information contained on the plan. I will need all approved review agency comment sheets and at least five copies of the final plan for approval. Comment sheets are required from the following agencies: the Frederick County Inspections Department, the Frederick County Department of Public Works (County Engineei), and the Frederick County Fire Marshal.
