SITE PLAN APPLICATION CHECKLIST
The checklist shown below specifies the information which is required to be submitted as part of the site plan
application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it If any portion of the application is not complete, it will be retumed to the
applicant(s).
(1) One (1) set of approved camment sheets are required from each relevant review
agency prior to final approval of a site plan. It is recommended that applicants
contact the Department of Planning & Development to determine which review
agencies' are relevant to their site plan application. A list of potentially relevant

The above -referenced site plan was approved on October 18, 2007. The site plan is
approved for the construction of an expansion to the existing trailer storage parking lot.
The required site improvements consist of the following:
• 59 trailer storage spaces resulting in a total of 189 trailer storage spaces for the
entire site.
o Any additional screening plantings required at the time of inspection.
Unclosed are five full sets of plans for your records and distribution. Furthermore, advise
the owner(s) that a copy should be kept for future reference, and an approved copy must
be kept on the construction site throughout the development process. Once site
development is complete, the owner(s) should contact this office to schedule an on -site

Planning Staff has reviewed the above -referenced site plan to determine if administrative
approval can be granted. At this time, administrative approval cannot be granted. This site
plan is denied until the issues in this letter, as well as all issues of the other review agencies,
have been adequately addressed. Please review Staffs comments listed below and then
prepare a revised site plan which adequately addresses each concern.
Review Comments:
1. Screening. After meeting with a representative from the Kohl's Distribution Centel -
to view the natural screening in this area, it appears that the existing vegetation will
be sufficient. However, please provide a note on the plans which states that
"Supplemental plantings may be required at time of inspection" to ensure that if the
vegetation is heavily disturbed, the necessary screening will be installed prior to any
final inspection approval.
After you have revised the site plan, please resubmit two copies so that I may verify the
information contained on the plan. I will need all approved review agency comment sheets
and at least five copies of the final plan for approval. Comment sheets are required from the
following agency: the Virginia Department of Tranahorlation.

Dear Ms. Krempa:
Please find enclosed revised plans for the site plan identified as #62-07. The
plans have been revised to address the comments made by you and the
Frederick County reviewing staff dated September 12, 2007. The comments
concerning the site plan have been addressed as follows:
1. Cover Sheet: A note referencing underground utilities has been added to
the cover sheet notes.
2. Parking Spaces: Based on information available, the estimated number of
existing trailer spaces, as well as the proposed trailer spaces and the
estimated total number of spaces (post development), has been provided
on the cover sheet.
3. Screening: It is understood that outdoor storage shall be screened from
view of adjacent properties. Due to several factors pertaining to existing
conditions, the double row of evergreen trees has not been provided
around the trailer storage area. The existing land to the west is zoned M1
and is used as a storm water management facility. The area between the
storm water management facility and the trailer parking area is heavily
wooded. The land to the south is zoned RP and is utilized as the open
space area by the Redfox Homeowners Association. There is consistently
200-300 feet of heavily wooded area both on the Kohl's site as well as in
the Redfox development open space. The existing vegetation and
topographic changes are adequate to provide the required screening to
the trailer parking area.

4. The setback distance from the property line to the corners of the proposed
trailer parking area has been provided on sheet 2/4.

underground.

spaces for the entire site.
3. Screening. Provide a double row of pine trees around the chain link fence to
screen the outdoor storage area. Revise or remove the note on the cover sheet
regarding screening.
4. Setbacks. Provide the setback of the existing and proposed parking lot from
the rear property line.
After you have revised the site plan, please resubmit two copies so that I may verify the
information contained on the plan. I will need all approved review agency comment sheets
and at least five copies of the final plan for approval. Comment sheets are required from the
following agencies: the Frederick County Department of Public Works (County Engineer),
and the Virginia Department of Transportation.
