The above -referenced site plan was approved on December 12, 2007. The site plan is approved
for the construction of a hangar addition at 491 Airport Road in the Shawnee Magisterial District.
Required site improvements include the following:
• Construction of a 13,600 square foot hangar.
• All required parking spaces associated with the hangar addition.
All requirements of the Frederick County Zoning Ordinance have been met in the approved site
plan, including review agency comments from all relevant review agencies. I am providing you
with nine (9) copies of the approved site plan. Please forward these copies to the appropriate
representative(s). Fw-thermore, advise the owner(s) that a copy should be kept for future
reference, and an approved copy must be kept on the construction site throughout the
development process. Once site development is complete, the owner(s) should contact this office

Along with this letter you will find two sets of plans which have been revised to address your
comments dated November 6, 2007. The comments have been addressed as follows:
1. The building has been modified to meet the front setback.
2. Note 10 on Sheet 1 has been revised as requested.
3. All easements are shown in their exact location. The actual locations of some of the
underground utilities cannot be precisely determined without complete excavation,
therefore we typically label their locations as "approximate".
4. No additional employees will be associated with this phase of the hanger
construction.
5. Legal references have been added to the site plan.
6. No outdoor lighting is proposed.
7. The uses and areas of the existing buildings have been shown.
8. All doors have been shown.

Dear Jill:
Planning Staff has reviewed the above -referenced site plan to determine if administrative
approval can be granted. At this time, administrative approval cannot be granted. This
site plan is denied until the issues in this letter, as well as all issues of the other review
agencies, have been adequately addressed. Please review Staff's comments listed below
and then prepare a revised site plan which adequately addresses each concern.
Review Comments:
1. Setback Violation. It appears that the foundation of the building encroaches
upon the building restriction line. Revise the building footprint to meet the
Zoning Ordinance requirements.
2. Project Notes. Revise the existing lighting note to state that glare from outdoor
lighting will be shielded from ad
joining and rights-ofway.
3. Easements. Provide the actual location of easements and lines rather than the
approximate locations.
4. Parking. Parking should be provided for the hangars at one space per employee.
Provide the parking accordingly and revise the note on the cover sheet to reflect
this requirement.
5. Legal References. Provide the deed book and page number or the instrument
number for all previously recorded easements, deeds, rights -of -way, etc. Provide
the speed limit and right-of-way width for Admiral Byrd Drive.
6. Lighting. Provide the location and detail of any outdoor lighting.
7. Existing Buildings. Label the use and square footage of all existing buildings on
the plans.

After you have revised the site plan, please resubmit two copies so that I may verify the
information contained on the plan. I will need all approved review agency comment
sheets and at least five copies of the final plan for approval. Comment sheets are
required from the following agencies: the Frederick County Inspections Department, the
Frederick County Department of Public Works (County Engineer), the Frederick County
Fire Marshal, the Frederick County Sanitation Authority, and the Virginia Deportment of
Transportolion.
