All requirements of the Frederick County Zoning Ordinance have been met in the approved site plan, including review agency continents from all relevant review agencies. At this time, administrative approval cannot be granted. This site plan is denied until the issues in this letter, as well as all issues of the other review agencies, have been adequately addressed. Please review Staff's comments listed below and then prepare a revised site plan which adequately addresses each concern. Review Comments 1) Zoning District Buffer. There is an existing fence labeled along the rear of the property that appears to be used for the opaque element of the zoning district buffer. Label what this fence is made of and clarify if a different opaque element needs to be provided, or if this fence is in need of repair. Provide a detail of what the fence is or needs to be. 2) Landscaped Island. A landscaped island needs to be provided at the ends of all parking bays. Revise the plans as indicated on sheet 3. After you have revised the site plan, please 1•eSUbmlt one copy so that I may verify the information contained on the plan. I will need all approved review agency comment sheets and at least five copies of the final plan for final administrative approval. First, the water line has been extended across the front of the lot to serve the adjoining lot to the east.
