The checklist shown below specifies the information which is required to be submitted as part of the site plan
application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan. It is recommended that applicants
contact the Department of Planning & Development to determine which review
agencies are relevant to their site plan application. A list of potentially relevant

Building addition shall comply with The Virginia Uniform Statewide Building Code and section
309, use group M (Mercantile ) of the International Building Code/2000. Other code that apply
are CABO Al 17.1-98 Accessible and Usable Buildings and Facilities.
All required man egress doors shall comply with accessibility under chapter 11 of the IBC and
CABO Al 17.1-98. The elevations is not indicated on the plan at this time.
HC parking space shall have a minimum van accessible area of 8' along with a striped 8' wide
unloading. Accessible route and elevations are not shown on the plan at this time. Note section
3408.6 of IBC for additions and renovations (ADA 20% rule) for accessible upgrades.

Dear Robert:
Staff is in receipt of the site plan for the above -referenced project, accepted on May 24, 2004. At
this time, the site plan is denied until the following comments are adequately addressed.
Review Comments:
1) Owners Information: Please include the owners contact information, including a phone
number, on the site plan.
2) Frederick County Sewer Authority: Our records indicate that this property is not being
served through the FCSA. Please correct this information in the utility contact portion of
the site plan, and show the location of the drain field and well.
3) Floor Area Ratio (FAR) : Please include calculations that show the maximum allowed
FAR, total ground floor area, total floor area, total lot area, along with the height of each
structure. Tie these calculations to the appropriate structures on the site plan drawing.
4) Loading Spaces: Please include calculations showing the total number of required loading
spaces.
5) North Arrow: Please include a north arrow on the site plan drawing.
6) Signs: Please provide the dimensions and heighth of the two signs on the premises.

7) Easements: Location and width of all existing and proposed easements should be identified
on the site plan.
8) Location of Dumpster Pad: The current location of the dumpster pad seems to be in the
path of proposed parking space # 5. Moving the pad should clear up this conflict between the
two uses.
9) Temporary Signs: Several temporary signs are located on the property. This violates
section 165.30 (A) 5 of the Frederick County Zoning Ordinance regarding the use of portable
signs. Please remove these nonconforming signs. Resolution of this zoning violation is
required prior to site plan approval.
10) Pavement: Please pave the proposed parking area with asphalt rather than double prime and
seal as shown on the site plan. Asphalt, or an equivalent material, is the standard for parking
areas in the B2 district. Since asphalt is the surface material on the existing site. An
exception to this requirement per section 165-27 E (1) does not appear to be appropriate.
11) Power of Attorney: Please include the special limited power of attorney required for site
plan approval.
Once you have adequately addressed all of these comments, please resubmit a copy in for my re -
review. I will need all approved review agency comment sheets and at least five copies of the final
plan for approval. Comment sheets are required from the following agencies: The Frederick County
Department of Building Inspections, The Frederick County Fire Marshal, The Frederick County
Engineer, The Frederick County Health Department, The Frederick County Airport Authority, and
the Virginia Department of Transportation.
