SITE PLAN APPLICATION CHECKLIST
The checklist shown below specifies the information which is required to be submitted as part of the site plan
application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be returned to the
applicant(s).
(1) One (1) set of approved comment sheets are required from each relevant review
agency prior to final approval of a site plan. It is recommended that applicants
contact the Department of Planning & Development to determine which review
agencies are relevant to their site plan application. A list of potentially relevant
review agencies is shown below:

The Frederick County Department of Planning and Development administratively approved the above -
referenced site plan on June 14, 2004. The site plan is approved for a modification in the layout and area
of the site for the proposed storage shed.
I am providing you with four copies of the approved site plan. Please forward these copies to the
appropriate representative(s). furthermore, advise the owner(s) that a copy should be kept for future
reference, and an approved copy must be kept on the construction site throughout the development
process. Once site development is complete, the owner(s) should contact this office to schedule an on -

Buildings shall comply with The Virginia Uniform Statewide Building Code and Sections 311, S
(Storage) of the International Building Code/2000. Other Code that applies is CABO Al 17.1-98
Accessible and Usable Buildings and Facilities.
HC parking appears to be in compliance provided the space is labeled van accessible. All required
egress door shall be accessible and area of rescue can be utilized on the landings at the loading
docks provided the exterior wall is fire rated per section 1003.2.13.7 Exterior area for assisted
rescue.
Please note the requirements in table 602 of IBC for exterior wall ratings of the 1800 sq. ft.
buildings to other structures.
Design Professional lic. in VA shall seal the structural plans submitted for permit application and
special inspection requirements of Chapter 17 of IBC shall apply to this type of structure. (soils,
concrete, steel ect.)

I have completed a review of the first site plan submission for the above -referenced project. At this time,
the site plan is denied until the following comments are adequately addressed. Please review the comments
listed below and prepare a revision which adequately addresses each comment.
Review Comments:
1. New Set of Plans. The current site plan does not show improvements made to the site since the
approval of the last plan. Please provide a new set of plans showing the exact location of existing
structures .
2. Location of Structure. Please provide a new site plan that highlights the location of the proposed
structure.
3. Reference to Site Plan. Please provide a reference on this site plan to the original site plan (S.P.
#54-00).
After you have revised the site plan, please resubmit one copy so that I may verify the information on the
plan. No comments have been received from the Frederick County Department of Public Works, the Fire
Marshal and the Department of Building Inspections. Please include these comments when you resubmit this
application. You also may wish to consider submitting all future proposals to this site plan at this time in order
to save both time and expense on this project.

Dear Jeremy,
I've enclosed an application to add yet another storage building at the real- of the
first phase of Lot 42. Like the last application, we are proposing a small building
to be used for storage by the leasee's of the on site office building. As there is no
increase in the number of employees, -there is no increase parking -required.
We've provided review comment sheets to the Fire Marshall, Building Inspector
and County Engineer.
