The purpose of this development to place 29,500 sf of office and warehouse space onto a 3 acre site with the associated parking area and utilities. Existing Site Conditions The site is currently a field with a drainage ditch through it. All development will send drainage south to a stormwater management pond and west though a storm sewer system under Muskoka Court, Adjacent Parcels The surrounding areas to the north,south, and west are vacant fields. The area to the east is an existing warehouse facility. Off -Site Areas All work including topsoil stockpiling will remain on site. Soils The soils types determined from the USDA's "Soils Survey of Frederick County, VA"shows Blairton Silt Loams (#38) and Weikert-Becks Channery Silt Loams (#41C). These shale type soils have moderate to severe erodibility and are poorly drained. Erosion and sediment control devices should be installed and inspected prior to strippin the sod. Critical Erosion Areas There are not any critical areas on this site. Erosion & Sediment Control Measures All vegetative and structural erosion and sediment control practices shall be constructed and maintained according to minimum standards and specifications of the handbook. Existing Site Conditions The site is currently a field with a drainage ditch through it. All development will send drainage south to a stormwater management pond and west though a storm sewer system under Muskoka Court, Adjacent Parcels The surrounding areas to the north,south, and west are vacant fields. The area to the east is an existing warehouse facility. Off -Site Areas All work including topsoil stockpiling will remain on site. Soils The soils types determined from the USDA's "Soils Survey of Frederick County, VA" shows Blairton Silt Loams (#3B) and Weikert-Berks Channery Silt Loams (#41Q. These shale type soils have moderate to severe erodibility and are poorly drained. Erosion and sediment control devices should be installed and inspected prior to strippin the sod. Critical Erosion Areas There are not any critical areas on this site, Erosion & Sediment Control Measures All vegetative and structural erosion and sediment control practices shall be constructed and maintained according to minimum standards and specifications of the handbook.
