application. The Department of Planning & Development will review the application to ensure that it is
complete prior to accepting it. If any portion of the application is not complete, it will be returned to the

The Frederick County Department of Planning and Development administratively approved the above -
referenced site plan on August 9, 2004. Approval is granted for the construction of an addition to the
Marathon Bank, located at 1447 North Frederick Pike. All parking, landscaping, building and fire code
improvements, stormwater improvements, sidewalks, lighting, handicap access, and loading area
requirements have been met in the approved site plan. Furthermore, all relevant review agencies have
approved the site plan.
I am providing you with several copies of the approved site plan. Please forward these copies to the
appropriate representative(s). Furthermore, advise the owner(s) that a copy should be kept for future
reference, and an approved copy must be kept on the construction site throughout the development process.

Building addition shall comply with The Virginia Uniform Statewide Building Code and section,
304, use group 13 (Business), of the International Building Code/2000, Other Code that applies is
CABO A117.1-98 Accessible and Usable Buildings and Facilities.
Note: Table 602 of the IBC for exterior wall fire rating in reference to property lines
Renovation of the existing structure shall require an asbestos inspection according to the USBC
section 112.1.4 if constructed prior to Jan 1, 1985.
HC parking spaces and unloading shall not slope greater than 2% across area. Please confirm
slopes are in compliance on the accessible route from the parking to the structure. Section 3408.6
(ADA 20% rule) of the IBC shall apply for the addition and renovation.
This type structure may be subject to special inspections according to chapter 17 of the Wc.,
(soils, concrete, etc.).

Dear Mr. Mislowsky:
I have completed a review of the first site plan submission for the above -referenced project. At this time,
the site plan is denied until the following comments are adequately addressed. Please review the comments
listed below and prepare a revision which adequately addresses each comment.
Review Comments:
1) Addition of New Drive-Thru Lane -Per section 165-29C of the Frederick County Zoning Ordinance,
please provide an unrestricted 12' travel lane east of the proposed drive through lane. This travel lane is
necessary to provide adequate internal circulation. This 12' travel lane is a requirement of the original site
plan. Please provide an updated site plan that shows this required travel lane.
2) Additional Landscaping- The Frederick County Zoning Ordinance requires the use of landscaping along
the western edge of the property, to screen vehicle headlights in the proposed parking area from surrounding
uses. Please include this change on the new site plan.
3) Sign Location- Please include and label the location of the sign on the property.
4) Building Addition- Please label and describe the use of the new 42' x 24' addition to the bank.
5) Dumpster Location- While a dumpster is not currently being used on -site, please reflect on the site plan
that if one is used in the future, it will conform to all of the screening requirements set forth in the Frederick
County Zoning Ordinance.
6) Existing Landscape- Please show all existing trees that were required in the original site plan, as well
as the location of all proposed trees in this new site plan. Please correct the spacing of the Hetz Holly from
4'-0" to Y-0".

RE: Marathon Bank — Sunnyside
Dear Jeremy,
hWe've prepared plans to expand the branch bank on US Route 522, north of
HRA Winchester, at the Foodlion Shopping Center entrance. The site plan originally
approved 27 May 1997 anticipates this need for growth. The proposal includes a
1008 s.f building expansion, the addition of a drive through bay and increased
parking at the back of the lot. All utilities will be extended from the existing
structure. There is a new building entrance on the west end.
° °" Our plan details the necessary landscaping and lighting improvements along with
a small storm sewer extension to ensure proper inlet capacity exists for runoff
from the new impervious areas. The downstream culverts are adequate.
We've provided comment sheets to the Building Inspector, Fire Marshall and
Frederick County Department of Public Works. As no new entrances onto state
highways are proposed, we did not provide plans to VDOT. And likewise, as
there are no extensions of public utilities, the FCSA was not asked to comment.
