SELL, ET UX Bov 281 PACE 360 THIS DEED made and dated this 16th day of August, 1962, by and between Carl B. Shickle, Jr., and Montie L. Shickle, his wife, parties of the first part, and Julius R. Sell and Virgie E. Sell, hir wife, parties ^f the second part. WITNESSETH: That for and in considerat �n of the sum of Ten Dollars ($10.00) cash in hand paid, and other good and valuable consideration, 1 the receipt of all of which is hereby acknowledged, the said parties of the \` first part do hereby grant, sell, and convey, with general warranty of title, iunto the parties of the second part, with common law right of survivorship, all of that certain lot or parcel of land containing 2 acres, more or less, I�together with all improvementa and appurtenances thereto belonging, lying and being situate along the Northern side of Virginia - U. S. Highway No. 522, i about 2� miles Northwest of Winchester, in Stonewall District, Frederick County, Virginia, and being the same land that was conveyed to the parties iof the first part by Robert D. Miller et ux, by deed dated March 6, 1958, and of record in the Clerk's Office of the Circuit Court of Frederick Count►, Virginia, in Deed Book No. 251, page 286. A reference to said record, and to the references therein contained, is here made for a further and more particular description of said land. It is expressly stipulated that said land is conveyed subject to all applicable, or legally enforceable, easements, if any, of record affecting same. The aforesaid grantors covenant that they have the right to convey the said land to the aforesaid grantees; that the said grantees shall have quiet possession of the said land, free from all encumbrances; that they have done no act to encumber the said land; and that they will execute such further assurance of the said land as may be requisite. Shickle and wife by deed dated August 16, 1962, and recorded in the Clerk's Office of the Circuit Court of Frederick County, Virginia, in Deed Book tat page 3_60_wherein said realty is described by a plat and survey description attached to said deed)as follows: Beginning at (1) an iron peg on the N side of U.S. Highway No. 522 and corner to the land of Lynn; thence with Lynn N 110 21' E 367.2 feet to (2) an iron peg in the east line of the land of Lynn, thence with. 2 new division lines through the land of Miller S 86° 24' E 175.2 feet to (3) an iron peg; thence S 3° 36' W 47.2 feet to (4) a point in the center of the Old Road, thence with the center line of the Old Road N 89° 51' W 31.9 feet to (5) an iron peg at the intersection of the center line of the Old Road with the North side of U.S. Highway No. 522, thence with U.
