S., Route 11 from Agricultural District to Industrial General (M-2) District. Your Petitioner, Western Union Realty Corporation, respect- fully represents unto the Frederick County Board of Supervisors and the Frederick County Planning Commission the following: 1. That it is the contract,vendee of that certain tract of land lying and being situated on the easterly side of U. S. 'Route 11 in the Opequon Magisterial District of the County of r ,Frederick, State of Virginia, more particularly described by that (certain plat and survey dated April 27, 1971, prepared by McNair, (Simmons and Cline, consulting engineers, hereto attached and marked Exhibit A, and a property description hereto attached and ;marked Exhibit B. 2. That the said property will be conveyed to the petition- lers by a deed from Monte Vista Associates, in accordance with an lagreement of sale and purchase between the petitioners and Monte (Vista Associates. 3. The said property was conveyed to Monte Vista Associates by a deed from Edwin B. Orndorff and Maxine F. Orndorff, his wife, jdated July 14, 1970, of record in the Clerk's office of the Circuit Court of Frederick County, Virginia, in Deed Book 366 jat Page 445. 4. The Petitioners desire to construct office buildings, research and development structures, and industrial structures A in conformity with the provisions of Industrial General Zoning District. S. This reclassification of zoning will allow the petition- ers to construct a facility for the Western Union Telegraph Company known as a central telephone bureau, a higher and better economic use of the property. The tract of approximately 29 acres is bounded on the north by an already developed industrial park. It is bounded on the west by U. S. Route 11 and on the east by Interstate Route 81. The land across its highways is presently jvacant land. The tract is bounded on the south by the lands of �B. E. McDaniel and Bly. The proposed use of the tract will in no way adversely affect the property values in the area and should in fact increase the property values. 6. Also attached hereto is a vicinity map indicating the locale of the land as to which the zoning change is requested. WHEREFORE, your Petitioner requests that the Frederick County zoning ordinance be amended to change the classification of the aforesaid property from Agricultural Tract to Industrial General (M-2) Tract. We are herewith enclosing 3 copies each of an appli- cation for rezoning, petition for zoning change, plat of property, vicinity map (two different types) and our check for $80.00 to cover the filing fee. We believe this package includes all the required information, but if anything is missing, we will provide it immediately upon request.
