Petitioner petitions the Board of Supervisors of Frederick County, Virginia for an amendment of the Zoning Ordi- nance of Frederick County, Virginia and sets forth the following in support thereof: 1. It is the owner of approximately 100 acres north of the City of Winchester in Stonewall Magisterial District, Frederick County, Virginia, presently zoned agricultural. 2. Three copies of a plat of the property involved, presently in Zone A-2, are attached hereto as Exhibit A and by reference made a part hereof. 3. The commercial development of the adjoining area and the proximity to an urban area has rendered the subject property unsuitable and undesirable for any practical use author- ized for Zone A02 but desirable and marketable for uses permitted by Zone M-1, including a warehouse and distribution building. 4. Public necessity, convenience, general welfare and good zoning practice require an ordinance amending the Zoning Ordinance changing the district boundary and amending the classi- fication of the subject property so as to include it in M-1. WHEREFORE, Petitioner prays that: 1. All three copies of this Petition and supporting documents be filed by the Clerk. 2. The matter be referred to the Planning Commission for its recommendation and report after the proper advertisement of its public hearing thereon. 3. The Planning Commission hold its hearing and render its report and recommendation on the proposed changes. 4. Upon receipt of the said report and recommenda- tions, or after thirty (30) days from said referral to the ,��7141Z— Planning Commission, this Board give the proper public notices of its public hearing thereon. S. The Board adopt the proposed amendment to its Zoning Ordinance, after said public hearings and mature considera tion of the matter. FORT COLLIER FARMS, INC.
