The second imp-rtart feature, the golf course and clubhouse facilities,
should greatly lehanee the project as a quality ea■aunity. The golf course
is expected to cover about 200 acres and is to be berdererd, in most parts, by
single family lets. The golf course Will offer both the recreational facilities
of the course itself and the social facilities of the clubhouse to the residents.
Also included in the plans are various open space areas to be used by the
lot bwwrs. These areas are exnedted to remain basically virgin land to be used
for such recreational activities as hiking and pickidking. To maintain these
areas, as Well as the other private facilities, an association will be formed
from the lot owners of the community. Yearly dues would be established and
collected to Permit the maintenance of these private areas W enahle the
association to construct any additional recreational facilities desired.
A ne ighberhood commercial area of 15 acres, with access to t' e surrounding
community, is to be set Aside to rrcr+_de the basic shopring needs. Fxamn..les
are grocery and drug stores, gas statiora, cleaners and the lake.
From a community of thj.a type, many benefits, both direct and indirect,
would flow both to the County and to the residents of Frederick County. An
example of a benefit to the County in reflected in the attached computation
of tax revenues, which is a rough estimate only. For the residents of the
area, more ; obs and income would unquestionably result for many years to come.
In addition, a quality project of the type now projected would undoubtedly
attract to the area many recreationally oriented families from Washington and
elsewhere who, in the absence of a project like Lake Holiday Estates, Mould
elmoly ve el".where to spend their time and many.
