TI IIS DI�LD made and dated this SZWay of January, 1969, by and
between PHILIP W. BARNHART and ELLEN B. BARNHART, his wife, parties,
of the first part, hereinafter called the Grantors, and WELDON G. OATE'S
and ALICE" 1,G . OATES, his wife, parties of the second part, hereinafter
called the Grantees.
WITNLSSETII: That for and in consideration of the sum of Ten
($10.00) Dollars, cash in hand paid, and other good and valuable consideration,
the receipt of which is hereby acknowledged, the Grantors do hereby grant a
convey with general warranty of title unto the Grantees, in fee simple, jointly.1
as tenants by the entirety, with right of survivorship as at common law, it
being intended that the part of the one first dying should then belong to the
other, his or her heirs or assigns all of that certain unimproved lot or parcel
of land, situate North of the City of Winchester, Virginia, in Gainesboro
Magisterial District,. Frederick County, Virginia, lying and being situate on
the Last side of New Route .522 North, and more particularly described as

thence South 25' 36' E a distance of 400 feet, more or less, with the Eastern
side of the said highway, to the point of beginning; said tract being triangular
in shape and.containing 48, 000 square feet, more or less, and being a portior
of a larger tract of land conveyed to the Grantors by deed dated October 19,
1966 from 11. Ray Butler, et al, of record in the Office of the Clerk of the
