Adj ooning Land Use and Zoning: Commercial and Mobile Home land use and zoning. Proposed Use & Improvements: Property is now and has been used as a shop for welding and well drilling repair from 1965 to present. Review Evaluations: Frederick -Winchester Health Department - No objection.. Va. Dept of Highways and Transportation - No objection. Department of Public Works - Existing shop O.K. Would not recommend expansion. Department of Inspections - Structures must conform to requirements of Use Group I and Section 416.0 of the Virginia Uniform Statewide Building Code. Specific requirements will be noted on the plans. Zoning - Location is unsuitable for M-1 zone due to very close proximity of existing Mobile Home District and limited access to Route 11. It is doubtful that applicant can meet the setback requirements for an M-1 Zone. Planning - The use as existing is non -conforming and can continue. There could be a considerable conflict between the proposed M-1 zone and the existing mobile home park. Staff Recommendation: Denial: This application for rezoning should be denied for the following reasons: 1. Not in conformity with the Comprehensive Plan for Frederick County. 2. Poor access to the site. 3. It would conflict with the existing Mobile Home Park and it is doubtful that the applicant could meet the setback requirements from the Mobile Home Zone (50 feet minimum setback).
