Lot size
All 64 lots will exceed the minimum area required for R-6 Duplex lots.
Streets
All the streets within the proposed subdivision will be built to the
Va. Department of Highways specifications and will become a 60' public
right-of-way.
Approximately 1/3 of the existing 16' private right-of-way extending
from the Winchester/Frederick County Corp. line to Arciadia Trailer Park
has been built to Va. Departmen:: of Highways specifications for a indus-
trial grade road. The second section (approx. 1100') which abutes the
entire Eastern side of the subject Vroperty which will also be updated to
the Va. Department of Highways specifications for a industrial grade road.
At this point approximately 2/3 of the existing private right-of-way which
services Arciadia Trailer Park will have been updated to 60' public
right-of-way (built to industrial specifications) Please note that this
road will be built at no expense to the taxpayers of Frederick County or
of any expense to the Va. Department of Highways and that there will be
a minimum amount of houses fronting on the Fort Collier exit road4,.,or the
second section of Baker Lane extended.
Utilities
A) Public water and sewer is readily available from the Frederick
County Sanitation Authority.
B) Gas - The Shenandoah Gas company has a natural gas line located
just North and adjoining the subject property.

An ordinance to amend the Frederick County Code, Chapter 21, Zoning,
adopted July 12, 1978, to amend Article K, Section 21-98 (e) as
follows:
(e) For each dwelling unit there shall be an average of two off-street
parking spaces provided on the lot or within one -hundred fifty feet
thereof. In housing for the elderly, the Administrator may reduce this
requirement to one space for each three dwelling units, plus one space
for each employee on the maximum shift.
The purpose of this amendment change is to allow parking for elderly
housing units to be reduced.

SUBJECT: ZONING - BAKER LAND EXTENDED
Messrs. Ronnie Ward and J. P. Darlington are requesting time before
the Planning Commission this afternoon to discuss the rezoning of
approximately 17 acres on Baker Lane Extended to a multi -family
classification.
The proposed request will involve the construction of duplexes
only on this 17 acres. The information provided will indicate the
proposed street layout, lot size and access to the site.
This is for the Planning Commission's preliminary information so
that you will be familiar with what is being requested at the
time of rezoning.
Mr. Darlington and Mr. Ward are also requesting that the existing
Industrial Zoning along Baker Lane Extension remain Industrial.
The reasons for this request are as follows:
1. Mr. Darlington's intent to improve Baker Lane from
the City limits to Arcadia Mobile Home Park.
2. The availability of public water and sewer and also
natural gas pipe line.
The applicants feel that the best use for this land would be
Industrial due to the topographical constraints that exist which
would limit residential subdivision activity. The current zoning
of the property is M-2, Industrial -General.
It is hoped that this preliminary information will be helpful and,
if you have any questions prior to the Planning Commission meeting,
please do not hesitate to contact me.
