Berryville Avenue and Dodge Avenue.
It was not my intention to have the property rezoned for
resale but my intention was to put up an office building on
the property. Unfortunately, due ,to the Federal Reserve and
economic conditions, my plans have changed drastically and
feel that I must now thq property.
I wanted to stress to you that I did'not•rezone the property
for resale.

Use and Zoning: Residential land use and zoning with two commercial...
uses located in the immediate vicinity.
Proposed Use &
Improvements: Construct a 2400 square foot structure with appro-
private parking and entrances. Future plans include
the consturction of another 1200 square foot structure. .
Review Evaluations:
Frederick-WinQhester Health Department - The Health
Department has no objections to -the proposed rezoning
since the buildings will be served by water and sewer.
Sanitation Authority - Public water and sewer are
available for connection -to existing service.
Va_ .Dept. of Highways and 'Transportation - No
objection to rezoning.
Department of Public Works - Access to the property should
be designed with -the curve of Dodge Avenue in mind.
Department of Inspections - Must conform to use Group
B, Section 205, Article I of the Virginia Uniform
Statewide Building Code. Specific requirements will
be noted on plans.
Zoning - No objection -to proposed rezoning. The
si ation dictates a need for a professional zone
for the location of offices.
Planning Since there are existing commercial activities
in close proximity to the proposal, it would not be in
conflict with the existing land use patterns in the
area. It should be noted, however, that there is a
need for a professional office zone in the Frederick
County Zoning ordinance. This zone is more conducive
for a residential professional office mix.
